It was one of those rare Saturday mornings when I was taking time off to cook a meal for a family gathering (you know the kind, when the in-laws are coming) when I had an urgent call from my client --  "Lela, someone showed up at my house  at  7:30 this morning saying that they had sent in their money and wanted the keys.  Then another couple showed up at 8:30 and said the same thing!"  We had my client's home listed on Craig's List as a property for lease -- complete with photos and text.  Some creative and fraudulent soul had copied our information and re-posted it on Craig's List for $800 a month less!  Obviously a 4 bedroom/2 bath home for $1300 a month sounded better than one for $2100 a month.  Apparently, once the unsuspecting victims answered the ad on Craigslist, they received ...

Hello and Welcome to San Marcos Foreclosure properties. During the recent down turn San Marcos home prices have experienced declines due to the overwhelming number of foreclosures and the tightening of credit. The region also faces pressure due to the recent rises in unemployment. So the question to ask, Is there opportunity to buy in this market? We believe the answer is Yes, but only with the right approach. The potential silver lining and opportunity here is the following: According to Dataquick, in the month of March, 2009 there were 3,020 sales in San Diego county which represents a 43% increase in sales volume over March of 2008. The median home prices in San Marcos for that same period have fallen by 14.9% to a median price for San Marcos of 349,750 making San Marcos as affordab...

San Marcos, like other North San Diego County communities (Carlsbad, Oceanside, Vista) has a fair number of 55+ communities and a substantial number of seniors (about 12% according to the 2000 census). And, as one of the services in San Marcos to assist this population, there is the San Marcos Senior center. The San Marcos Senior Center is just off Twin Oaks Road and north of the 78 at 111 W. Richmar Avenue. There is also a Senior Center at Grandon Village on the Westside (Grandon Village offers apartment homes for seniors 55+). The San Marcos Senior Center offers an impressive array of events, activities, classes and trips, as well as meals during the week (seniors under 60 - $5; seniors 60 and over, donation of $3). There is a team of professionals who manage the services - facilities...

Every year, Americans buy more than 100 million cell phones, yet fewer than 20% of old cell phones are recycled.  Discarded phones represent about 65,000 tons of electronic garbage every year.  Instead of leaving your old cell phone in your junk drawer or putting it in trash, which will cause it to end up in the landfill, PLEASE donate your old/used cell phones to the San Marcos Historical Society.  The San Marcos Historical Society will make sure that the old cells phones are recycled properly while at the same time raising a few dollars to help sustain the operation of the museum and the homes at Heritage Park. The Museum is located at 270 W. San Marcos Blvd and is open 12-4 Wednesday through Sunday.

San Marcos offers a wealth of shopping opportunities for residents and folks in nearby Oceanside, Carlsbad, Escondido and Encinitas. If your need is for furniture, you may want to check out Furniture Row in San Marcos. READ MORE: San Marcos - A Thriving Community If you are looking for Roche Bobois, or the Italian manufacturers like B & B Italia, Cassina and Flou, you could be disappointed. But many homeowners are not in that league of furniture buying, and the options are many in this furniture cornucopia in San Marcos. Furniture Row...yes, that's the name of the road just north of the 78 in San Marcos...offers a wealth of furniture buying (several dozen furniture stores), and some pretty good sales. Right now there are a number of liquidation and going out of business sales (sadly, so...

The San Marcos real estate market continues to evolve, especially with the large number of distress sales. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed. Media reports speak in general terms, rather than local, so that information may not represent the reality of our local San Marcos real estate market. Having data from a knowledgeable agent about the local market conditions benefits you as the buyer or seller. In February 2009 there were 83 homes sold in San Marcos' 2 zipcodes, as compared to 74 in January (a 12% increase). Here's the breakdown of overall activity.    TOTAL HOMES Detached Attached Number 83 (up 12%) 56 57 Days on Market 60 57 65 Average Sales Price $324,...

The Kiwanis Club of San Marcos is gathering recipes for our big fundraising event of the year.   We are looking for favorite family recipes to include in our historically themed cookbook.  This might include a recipe that has been handed down by family members for generations or a current family recipe that is a favorite.   Along with everyone's favorite family recipes there will be included short stories about the recipe and where it originated.  The recipes can be complex or very simple.  I located one from my great great grandmother for making pickles hand written in the late 1800s. Since our club is located in San Marcos, we are working closely with the San Marcos Historical Society to include local historic food related photos and stories.  This will be a fantastic resource and kee...

What a great tag line for a coffee house! Ryan Bros Roastery has opened a new location in San Marcos at 133 N. Twin Oaks Valley Road near the Old Spaghetti Factory. (78 and Twin Oaks Valley Rd)  Although the opening has taken a few extra months that were not planned, it was definitely worth the wait.  A wonderful place to relax and have a cup of your favorite coffee or tea with a friend.  I am not exactly sure where they get their pastries but the coffee cake was sweet (but not too sweet) , moist and very fresh.    For folks like Russel Ray-Property Consultant that are all over San Diego County, it is a very convenient location to meet with valuable clients or simply for a quick stop to enjoy the moment.

The new housing stimulus plan approved last week has some nice additions to it over and above the one offered by Congress last year.  The biggest difference is that the tax credit is no longer required to be repaid which is a huge improvement over last years bill (which was basically a 0% interest 15 year loan).  Yes, the $8,000 comes as a "no strings attached" gift from Uncle Sam.  The maximum tax credit amount has increased to the lesser of $8,000 or 10% of the purchase price.  This bill is only good for 2009, so make sure your escrow closes before the end of the year.  Do remember though that the tax credit comes when you file your federal taxes, not at the date you buy your home.  In some cases, you can file the credit on 2008 taxes to speed it up, but talk to your accountant on th...
