According to Foreclosure Radar (A service which tracks every single foreclosure daily in the state of California) in the month of April Foreclosure notices in the state of California saw a decline while foreclosure sales rose in the state of California. Sales at the actual foreclosure auction rose by 32 percent overall.  According to estimates foreclosure sales sold to third party investors at an average of a 28% discount from estimated market value. San Francisco has its Twin Peaks; Hollywood created Twin Peaks (the TV serial drama); and San Marcos has Double Peak. Double Peak Park in San Marcos just opened, with much acclaim, and I took a peak a few days ago.  At 1644 feet (and one of the highest points in San Diego county), the unobstructed 360-degree views from the top of this newly opened park are incredible, even on a hazy day when I was there. Better than the views atop Mt. Soledad in La Jolla which are darned impressive.  You wind your way up Double Peak Road off San Elijo, the main road through the master planned community of San Elijo Hills in San Marcos, with views in all directions. Even though San Marcos is just 40 minutes north of downtown San Diego, it still has some of the charm of a smaller hometown.  Now, we have a wonderful farmer's market in town every Wednesday from 3pm to 7pm.  I had a chance to enjoy the market yesterday -- the first thing I noticed was the smell of freshly popped kettlecorn and the aromas wafting from the taco/quesadilla/tamale stand.  There was stands filled with so many tempting garden treats - fragrant strawberries, green beans, wax beans, cucumbers, beets, radishes, lettuce of all kinds, avocados, honey, carrots, tomatos.  I also stands of gourmet cheeses, certified organic fruits and vegetables, beautiful sunflowers and mixed bouquets.  There was a clown creating all sorts of sculptures out of balloons, some candles and jewelry ven...

Dogs required to be on-leash elsewhere San Marcos is home to three dog parks located at San Elijo Park, 1105 Elfin Forest Road; Hollandia Park, 12 Mission Hills Court; and Montiel Park, 2290 Montiel Road. There is one more under construction at the future site of Sunset Park, located near La Mirada Drive and Poinsettia Avenue. These parks provide a safe place for four-legged family members to run and play; however, dogs may only be offleash in these designated areas. During the recent down turn San Marcos home prices have experienced declines due to the overwhelming number of foreclosures and the tightening of credit. The region also faces pressure due to the recent rises in unemployment. So the question to ask, Is there opportunity to buy in this market?
