Greetings Bob,   I certainly understand your feelings about your offer being accepted.  On one hand the emotional side says, "Hey, my offer got accepted over 7 others!"  On the other hand, you're thinking, "Can I afford the payment?"   This is very typical of first time home buyers; you are not alone.  I've had the pleasure of successfully representing many first time home buyers over the years.  Typically, their success is a direct result of taking action based upon sound and timely advise.   When we bought our first home, I wasn't in the industry.  As a matter of fact, we had much less money to put down than you, which required that we pay PMI (private mortgage insurance) on top of the normal PITI.  The thing we enjoyed most about home ownership, aside from the financial benefits, was...

When using my navigational system to get to my listing appointments, previewing property or showing property--- can be a real fascinating journey. I have gotten lost,  been down streets that were dead ends, an yet this unit still try's to tell me to keep on going when it is impossible to proceed ahead. I have arrived late to my destinations because of the route that I was given was so circuitous. So, I have a back up plan -- I check with mapquest, and I carry a Thomas Guide that is current.

With contributions from our Kiwanis family, relatives, friends and chefs from all over, the Kiwanis Club of San Marcos has put together a GREAT cookbook.  This 240 page cookbook includes some recipes that, up until now, have never been written out.  These specific recipes have been passed down through the generations by way of hands on training in the kitchen.  There are also recipes from some of the founding families of San Marcos, including one very famous resident, Sophie Huchting (Mrs. Cubbison).  Our Kiwanis club worked very closely with the San Marcos Historical Society and have included many stories about historic San Marcos. The picture on the front cover was taken in the kitchen at one of the historic homes at Heritage park in San Marcos. These books are for sale and the procee...

The North San Diego County Association of Realtors held its first meeting of brokers and office manages, in which the discussion was on how to improve the boards ability to help brokers with the challenges they face with this real estate market. The out come was very interesting. On board was Robert Brown PhD @ California State University of San Marcos, his comments carried a lot of weight. Most noteable was that the inventory is down 40% from last year at this time, and that the median price for attached and detached homes increased by 4.12% from June 2009 to $379,000. Total number of pre-foreclosures in the San Diego County is 4,486 and the number of bank-owned properties ending July 2009 was 3,002.

Index: 59% of renters should be able to buy: Affordability levels look the best in years for renters wanting to become owners, the California Association of Realtors reported. With the San Diego market heating up those that could buy now might find the opportunity slipping away if they hesitate.   Median Price home in San Diego: $295,000---(Home price) income required $52,500, with a monthly payment of approximately $1,800.   It seems that the San Diego market has begun to improve and it is showing in the number of sales that are occurring in the last three to four months.

The San Marcos real estate market continues to evolve, especially with the large number of distress sales. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed. Media reports speak in general terms, rather than local, so that information may not represent the reality of our local San Marcos real estate market. Having data from a knowledgeable agent about the local market conditions benefits you as the buyer or seller.  In July 2009 there were 87 homes sold in San Marcos' 2 zip codes (92069 and 92078), a 19% decrease over June sales. Here's the breakdown of overall activity.    TOTAL DETACHED ATTACHED # Sold 87 (down 19%) 67 (down 9%) 20 (down 39%) Ave. $   $411,381 (up 14%)    $...

Cal State San Marcos has received a record number of applications from people interested in attending the university this coming fall 2009. 5000 applicants have been notified that they will not be able to get in. The reason is that the flood of interest comes right as state budget cuts are forcing the entire CSU system to keep enrollment at existing levels. The campus received about 16,300 applications which was up from last years 13,700 which was almost a 20% jump in those that wanted to enroll. About 9,700 of this year's applications came from people hoping to enroll as first time freshmen. An additional 6,600 applicants wanted to transfer to the university from community colleges or other universities this fall. CSU Chancellor Charles B. Reed told all 23 of the university systems cam...

Short Sales in Discovery Hills, San Marcos  If you are looking to purchase property in the beautiful community of Discovery Hills in San Marcos, California, you may be looking at short sales. Short sales are great bargains, if you have the patience. You see, the negotiations with the bank and the approval on the transaction comes from the seller's lender. And . . . this takes time. Here are a few things to think about from one of my recent blog posts. These tips may help you if you are not sure about what to offer when writing an offer on a short sale in Discovery Hills, San Marcos, or anywhere in the San Diego County and surrounding areas: What is the condition of the property? Is it a total rehab or is it habitable and needs a few upgrades? You may be able to lower your offer a little...

Short Sales in San Elijo Hills: What Should Sellers Do? If you live in San Elijo Hills or anywhere in San Marcos and you need to sell your home right now, you may have to do a short sale. Located at the highest point in North San Diego County in the city of San Marcos, San Elijo Hills is a master-planned community that is only around 10 years old. With gorgeous homes, a wonderful community park, and fabulous schools, many individuals have decided to make this area their home. Sadly, however, the property values have declined there in the last few years and many San Elijo Hills property owners may find themselves "upside down" on their mortgage and in the position to participate in a short sale. What is a short sale? If you owe the bank more than your home is worth and you need to sell, ...

Can you believe it? This beautiful community of Mahogany in San Elijo Hills, San Marcos, will be expecting a new set of neighbors on Sheridan Way, which will be moving in shortly. This Brookfield build home has so many upscale features, but what was the most unbelievable was the panoramic views, from upstairs and down stairs of this home. Every family I serve is on an amazing journey, and this wonderful new family that will be moving in, will be an asset to this community. So, don't be surprise if you see moving trucks soon.   Now that I have served this family through their transition, I would love to offer you a glimp of what is possible for your family. Please contact me at 760-945-6652.

Hello and Welcome to San Marcos Foreclosure properties. During the recent down turn San Marcos home prices have experienced declines due to the overwhelming number of foreclosures and the tightening of credit. The region also faces pressure due to the recent rises in unemployment. So the question to ask, Is there opportunity to buy in this market? We believe the answer is Yes, but only with the right approach. The potential silver lining and opportunity here is the following: According to Dataquick, in the month of May, 2009 there were 3,094 sales in San Diego county which represents a 8% increase in sales volume over May of 2008. The median home price for San Diego has actually increased by 15,000 over the last 3 months from a low of 280,000 to 295,000 in May. The median home prices i...

We all go into these short sales, eyes wide open, that they are going to take some extraordinary effort to get them done. I accept that but why oh why does WAMU have to make this short sale like swimming against the rip current? A complete file was sent certified mail and received May 7th. We have been going round and round with them; first they alleged that the Homeowner Authorization Form was missing, then it was received, then missing again. In the end, the form was faxed 7 times. We have had to re-submit financial information that accompanied the original package no less than 3 times. Today will be the 4th time the same data was submitted to at least 3 different fax numbers. To make matters even more frustrasting, the 2nd TD is already done. The buyer's approval expires July 31st. A...
