We have no shortage of buyers in our San Diego real estate market. Most are just sitting on the sidelines waiting for what feels like a market bottom. It is a scenario that is probably duplicated in real estate markets throughout the country. Through a period of trial and error, we have learned to attract serious and qualified buyers utilizing value range marketing, with very enticing bottom pricing. Utilizing value range pricing, we establish a price range which will be acceptable to the seller. Here are three recent and successful examples: Case I: We listed an older 1900 square foot home in San Diego’s Clairemont Mesa. The home was clean and vacant, but in dire need of updating. Is anyone seeing rents come as a result of foreclosures being on the rise? Compared to some of the other markets in the country it seems like rents in San Diego are holding strong.I read an article today on Realtor.org that said many markets in the country were experiencing reductions in Rents as a result of the rise in foreclosures. Realtor.org said that Wichita, Kan.: $470 was the cheapest place to pay rent in the country. It may not be the best place to live but wow, I wish rents were closer to that here in San Diego!I think the article was interesting and worth reading. The foreclosure meltdown can really affect everything in our economy from the hard working middle class to the Angelo Mozilo's who will get a severance package of about $115 Million!

Realtors seem to not know how to return a voice mail. I can't tell you how many times I have left a voice mail for a Realtor here in San Diego and 3 days later I still don't have a phone call back. Do you really not have 5 min to return a phone call? And don't tell me how busy you are and how many voice mails you get every day. I am not calling you because I want to ask you the color of the carpet in the crappy looking apartment you have for sale that you were to lazy to take more then 1 photo of. Often when we close a real estate deal we provide the new buyer with a gift certificate to have their new home re-keyed. I want to stress the importance of having your new home re-keyed because you don't know who the previous home owner may have given keys to. For all of our re-keys in San Diego County we use Leading Locksmith. Greg Morgan owns and operates Leading Locksmith. Two months ago a friend of my wife and I called us to ask for our help. She knows that we have been selling Real Estate for 31 years, and have a vast experience in many areas of our profession. She confessed to us that she was in arrears with Countrywide Mortgage, and had fallen behind on two payments. I live in the Verrazano community in the Santaluz area and would definitely recommend this area to anyone looking to go north of the city. The Mira Mesa Condo market is really struggling with the high number of foreclosures for sale. If you are looking for a condo and want to get something that is affordable then Mira Mesa should be a place to consider. The values for these condos will come back in a couple years but for now the values will continue to struggle as long as mortgage defaults stay at the current numbers. Mira Mesa condos have experienced a decline in value equal to about 25% of previous values the year before. This is significantly higher then other real estate communities in San Diego County.
