I'm not sure what's happening in the San Diego Real Estate market, but I think there may be light at the end of the tunnel!  Just in the past month, I've been working with several legitimate "REAL SERIOUS BUYERS".  I know it's hard to believe but its true.  In addition, my listings have been bombarded by showings upon showings.  I think the buyers are finally waking up from hibernation.  This market is "Ripe" for the picking for all types of buyers.  What I am seeing most is "All Cash" buyers.  Unbelievable as it sounds, just in the last week I've had dealings with buyers on my listings that are offering "All Cash".  I am hearing similar accounts from my friends in the industry too.  Most of the top agents here are reporting higher than normal showings and buyer interest.  Has the tide ...

Rancho Penasquitos Homes 92129 Median Price Rancho Penasquitos San Diego California Rancho Penasquitos in 92129 had a median home price in 2007 of $640,000. This is higher by $5,000 over the 2006 median home price of $635,000 but $19,000 less than the 2005 peak median price of $659,000. Rancho Penasquitos home prices have held very stable in the unstable San Diego real estate market. Rancho Penasquitos has given back little of its peak median home price of 2005. Since Route 56 opened up Rancho Penasquitos has enjoyed and will continue to enjoy fast beach access to Torrey Pines, Del Mar, and Encinitas beaches. Redlining is a term that describes the unethical–if not illegal–practice where lenders “red line” a neighborhood or community, making it very difficult for buyers to purchase in these afflicted areas. I have recently heard from a couple of direct lenders in San Diego,  Countrywide Home Loans and Bank of America, that most if not all of San Diego County real estate is in the “red zone.” Qualifying for current “red zone” status simply means that the subject property is located in a “declining market” area. Downtown San Diego Condo Median Price 2008 The Down Town median condo price for 2007 was $538,000. This median condo price for Downtown San Diego condos was $52,000 less than last years median condo price of $590,000. It is $ 82,000 less than the peak median condo price of $620,000 in 2004. The Downtown San Diego condo market is somewhat saturated with many bank owned condos, foreclosures and short sales. Many of the new Downtown San Diego projects, new condo developments in Downtown San Diego were put on hold because of the slowing market. While I used to spend a lot of time in Downtown San Diego as my office was located there, it has been awhile since I took a look at the housing market in detail.  After some research it came as a bit of a surprise to see that like most other areas of San Diego County, Downtown has some bright spots, especially on the buy side.  Certainly inventory is plentiful with nearly 600 condo units available according to the local MLS.  And that means buyers have premium inventory to choose from.  New developments are offering some good incentives and prices are trending down...again favoring buyers.    In looking at the quartiles listed in the report below it is interetsing to note that the least expensive 25% of homes on the market are pretty much the same size and offer similar ammenties as the...

Inventory is being quickly absorbed by competing and hungry investors, who bid against one another hoping to buy a San Diego home below market value. It's nice to see so many buyers out looking at homes and condos and writing offers.
