Mission Beach also has the most Pacific Ocean coastline and bay front coastline out of all the Pacific Beach communities. Mission Beach is a long skinny strand of land with the Pacific Ocean on one side and Mission Bay on the other. In my younger years I lived on Jamaica Court 4 blocks from the Belmont Park Roller Coaster and one block to the beach. Those were some great times in a fun part of San Diego. I'm not sure what's happening in the San Diego Real Estate market, but I think there may be light at the end of the tunnel!  Just in the past month, I've been working with several legitimate "REAL SERIOUS BUYERS".  I know it's hard to believe but its true.  In addition, my listings have been bombarded by showings upon showings.  I think the buyers are finally waking up from hibernation.  This market is "Ripe" for the picking for all types of buyers.  What I am seeing most is "All Cash" buyers.  Unbelievable as it sounds, just in the last week I've had dealings with buyers on my listings that are offering "All Cash".  I am hearing similar accounts from my friends in the industry too.  Most of the top agents here are reporting higher than normal showings and buyer interest.  Has the tide ...

Rancho Penasquitos Homes 92129 Median Price Rancho Penasquitos San Diego California Rancho Penasquitos in 92129 had a median home price in 2007 of $640,000. This is higher by $5,000 over the 2006 median home price of $635,000 but $19,000 less than the 2005 peak median price of $659,000. Rancho Penasquitos home prices have held very stable in the unstable San Diego real estate market. Rancho Penasquitos has given back little of its peak median home price of 2005. Since Route 56 opened up Rancho Penasquitos has enjoyed and will continue to enjoy fast beach access to Torrey Pines, Del Mar, and Encinitas beaches. There are 110 homes on the market in February 2008 while doing this post. The homes have an average list price of $655,582 and average days on market of 68 days. When you're ready ...

Welcome to page one of my blog.  This site will be linked to http://www.greenboxhomes.com/and vice versa. It's a pleasure to be here. My purpose will always be to educate the general public on the elements of greening a home and if someone doesn't want to go as far as I might suggest, then changing some light bulbs is something we can all do.My firm was launched in November 2007 after dreaming for years of becoming a broker. But I never really had the time to study and was worried about passing what I had heard was a daunting test. So I enrolled in what turned out to be the best school for me, http://www.lumbleau.com/ and I took it very seriously. In fact, I knew the market was starting to really get bad in San Diego when I could compress six months worth of DVDs and training into 2 mon...

Redlining is a term that describes the unethical–if not illegal–practice where lenders “red line” a neighborhood or community, making it very difficult for buyers to purchase in these afflicted areas. I have recently heard from a couple of direct lenders in San Diego,  Countrywide Home Loans and Bank of America, that most if not all of San Diego County real estate is in the “red zone.” Qualifying for current “red zone” status simply means that the subject property is located in a “declining market” area. The impact of this colorization is significant to both the San Diego real estate market as a whole–and to first time home buyers in particular.Furthermore, I suspect it is a practice affecting much of the country.  How this version of redlining works creates a no-win situation for buyer...

Downtown San Diego Condo Median Price 2008 The Down Town median condo price for 2007 was $538,000. This median condo price for Downtown San Diego condos was $52,000 less than last years median condo price of $590,000. It is $ 82,000 less than the peak median condo price of $620,000 in 2004. The Downtown San Diego condo market is somewhat saturated with many bank owned condos, foreclosures and short sales. Many of the new Downtown San Diego projects, new condo developments in Downtown San Diego were put on hold because of the slowing market. It's a good thing they did or we would really have some inventory problems now in 2008. More at Dawn Sells San Diego  Downtown San Diego is still a very desirable place to live in San Diego. San Diego is a great city and if you have ever visited San ...

While I used to spend a lot of time in Downtown San Diego as my office was located there, it has been awhile since I took a look at the housing market in detail.  After some research it came as a bit of a surprise to see that like most other areas of San Diego County, Downtown has some bright spots, especially on the buy side.  Certainly inventory is plentiful with nearly 600 condo units available according to the local MLS.  And that means buyers have premium inventory to choose from.  New developments are offering some good incentives and prices are trending down...again favoring buyers.    In looking at the quartiles listed in the report below it is interetsing to note that the least expensive 25% of homes on the market are pretty much the same size and offer similar ammenties as the...

The San Diego real estate market is abuzz with talk about real estate auctions and the enormous turnouts they are generating. Inventory is being quickly absorbed by competing and hungry investors, who bid against one another hoping to buy a San Diego home below market value. All of this leads us to wonder about overpriced listings–and sellers who are unsuccessfully holding out for unrealistic prices. I recall years ago when my sister was in escrow with a very generous offer on her home. She began to have second thoughts about selling, and worried endlessly that she had made a mistake in selling her home at such a price. “Would you buy that house today for the price your buyer is paying?” I asked. “No,” she replied. “Well, if you don’t sell, you will have bought the home for that price.”...

The San Diego Real Estate Market over the early part of the new millennium showed some great gains in San Diego real estate values. Many of these real estate gains have been partially eroded over 2006 and 2007. Some areas of San Diego have been hit harder than others. Many areas of North County Coastal San Diego have done well and others not so much. South Bay, in particularly EastLake, Otay Ranch, Rolling Hills Ranch and San Miguel Ranch has been hit very hard with foreclosures, REO s, short sales and bank owned real estate. San Diego Real Estate Market Heating Up2008 San Diego Real Estate Market UpdateSo far the 2008 real estate market this year has picked up dramatically over 2007. It's nice to see so many buyers out looking at homes and condos and writing offers. For me the San Diego Real Estate Market was very slow over the 2007 holiday months of October, November and December. The Winter months are typically slow for me and I usually plan vacations and time off around this time as do many others. What a great part of the year to take some time off too, it's the holidays and spending quality time with family is always nice. I was, along with other Realtors in my company, hoping and praying for a good 2008. So far our prayers have been answered.I have been jumping through hoops! Buyers have really showed...

Prices - Up Or Down? By Bill RobertsThere is a lot of talk these days on pricing of real estate. Most of it is wrong. There is no "magic number" for what a property is worth. That number is arrived at by a meeting of the minds of the buyer and seller, maybe with a little help from his real estate agent. When prices were going up double-digit percentages each year it wasn't because they were necessarily correct, but rather because a buyer was willing to pay that price. Now it seems that buyers aren't even willing to pay as much as they did last year.So what is the right price? Maybe a little historical perspective is called for. In the mid nineties a nice house in Bay Park (San Diego) with a view of Mission Bay could be had for less than $200,000.00. San Diego is a growing area. The two ma...
