How will California tax an upside down property owner? I get this question so often I thought I would tell you what we know. Please have all lawyers and non lawyers put their explanations in writing.  Very few people seem to understand this subject or the fact that California is only a non judicial or non recourse state for certain loans. Frankly, I do not understand what someone is trying to say when they say we are a non judicial state?  Do you?   Taxes due on canceled debt ot the Franchise tax board. 1. Note Federal Loan forgiveness does not apply to the California Franchise Tax board (as of june 16, 2008) 2  Please note you should consider whether the homowners is insolvent, eligible for bankruptcy, and/or whether the homeowner is subject to capital gains.  Some homeowners may be hi...

A couple months back we did a blog on The North Embarcadero Visionary Plan (NVP). This project is so completely instrumental in shaping the face of San Diego, therefore, it is important to have a refresher blog with some updated information. If you are a current San Diego resident, or a potential one, you must check this out. This represents the evolution of Downtown San Diego and in turn values of your urban home. A major point of this project is to "Green" San Diego's Bay. The concrete and asphalt that dominate the SD Bay waterfront, under the NVP, will undergo close to $250 million in public improvements. From Lindbergh Field to Seaport Village (1.2 mile stretch) the waterfront will be transformed with shops, cafes, gardens, lawns, paths, palm trees, plaza, art, piers, and a bustling...

And I thought selling Real Estate had to do with Homes For Sale! Not so. These days it has everything to do with the internet. Realtor.com changed the face of Real Estate, making the MLS available to anyone who knows how to Google. As Realtors, we needed to keep up with technology and learned how to enhance listings in all of the Real Estate search sites. We all got our websites up and running to promote ourselves and our listings. Now, blogging is the way of the furture. So I have spent the last few hours setting up this blog site. It's not really hard, just time consuming. And here I am, sending my thoughts out to the world! There are so many of us (Realtors) out there that keeping up with the ever changing Real Estate market is a challenge. We used to talk to people who came in to th...

Investors in San Diego Real Estate The investors are back in San Diego. Gobbling up real estate in America's Finest City - San Diego. I have noticed this increase for the past several months but lately it's been darn right ridiculous how many investors are buying in San Diego. There are plenty of foreclosures and short sales in San Diego County including, North County Coastal, North County, Central San Diego, Central Coastal, East County and South Bay including Chula Vista. There are plenty of buyers going toe to toe with investors and they're "duking it out" for the best properties at the best prices. If you have been thinking about moving to San Diego this is your opportunity. If you would like a list of homes in areas of San Diego we can email them to you and you might just consider ...

Torrey Pines US Open 2008 It's a great week for golf in San Diego. Most weeks in San Diego are great for golf but this week is special because Tiger Woods is in town for the US Open at Torrey Pines. This is another one of my posts on why San Diego is such a great place to live. San Diego Golf Courses are some of the finest in the world and weather in San Diego is almost always perfect. I almost said, Always Perfect, but we do get rain on rare occasions. I know that Torrey Pines is many a pro golfer's favorite golf course and I know why. The course is stunningly beautiful overlooking the Pacific Ocean surrounded by rare Torrey Pines - the only place they grow in the world. Well I guess Tiger is back four from the leader, Justin Hicks. Sometimes I think he just likes to make things intere...

I Love San Diego One of the most visited areas in United States and the world is San Diego California. I Love San Diego and so do many others. My first visit to San Diego was as a young Marine on my way to Japan. I knew then that one day San Diego would be my home. What drew me to San Diego was the weather and San Diego's natural beauty. San Diego has some of the most beautiful beaches in the world along with the best weather in the lower 48 states. Sunny, warm but little to no humidity make San Diego's climate like the Mediterranean. Because of these reasons and many others San Diego Real Estate is some of the most prized real estate in the United States and the world. There's only one San Diego and the quality of living is second to none. San Diego is also a great place to live if you...

As stated above this is about Baja California, Mexcico not California, USA As we all know real estate sales have been very, very slow and that applies to our neighbor to the south as well. Northern Baja has been a giant construction site for a few years and developers were relying on drive by sales and could make a great living but with the U.S. taking a beating right now in real estate they are down as well but not out. There is an excess of inventory both condominium and houses in all price ranges staring at about $120,000 for a/2 BA town house that is offering specials for about $113,000. Not bad for a unit with ocean view, about 15 minutes south of the San Diego border crossing and it is a gated and secure development about 5 minutes north of downtown Rosarito. Other developers ar...

(1-800-GOT-JUNK? of San Diego)
Last week we helped a small business clean out a storage unit they have been renting for years.  We cleaned it out completely, taking away almost two truckloads of old, useless files and allowing them to close down the account completely. The client was saying how they had been meaning to call us for over a year.  They also noted that in only four months they will have saved the amount they paid us to take the items they paid 1-800-GOT-JUNK? to haul away the stuff.

So I was walking my dog the other day and while looking at the homes in my neighborhood I began questioning what I liked & disliked about specific homes.  I realized that homes with mature landscaping are much more attractive, but the question sticking in my mind is..... Which would yield a greater return for the homeowner? Interior Remodels such as..... paint, floors, staging, cabinets, sinks, fixtures, etc.... Exterior Remodels such as..... landscaping, new stucco/paint/stone, windows, shutters, new roof, etc... I wonder.....  I wonder if you had 2 exact homes and one of them was was professionally remodeled on the inside and an eyesore on the outside vs' the other home was a mess inside while the curb appeal was incredible. Which is the better investment?

The San Diego condo market experienced a significant decline before the mortgage credit crunch started.  In fact, San Diego was one of the markets that promulgated the credit crunch with its higher than normal foreclosure rate.  On August 2, 2007, American Home Mortgage went belly-up, sparking a chain reaction of A paper lenders to close their doors, permanently.  262 lending institutions have "imploded" since the sub-prime mortgage decline in late 2006. The mortgage industry contraction has exacerbated the San Diego housing market decline, especially the condominium market. It doesn't have to stay like this. Condominium management associations are dealing with stressed out homeowner associations who are responding to angry homeowners.  "Where are all the qualified buyers?", they demand...

Sea Bag Drag Relocating to San Diego in the Navy When I was in the military we would call getting orders and transferring to another base "The Sea Bag Drag".  This was a good thing if you wanted orders somewhere else and a bad thing if you wanted to stay put. I personally liked Okinawa, Japan and would have gladly stayed another year but the orders came in to Quantico from HQMC and I was doing the Sea Bag drag. Doing the sea bag drag at 19 years old with no family is easy. You live in the barracks or on ship and don't have to worry about a house for a family. For many Military families doing the sea bag drag is a different experience. There's more than just one sea bag and could include a tall blonde sea bag and many small sea bags and even a barking or purring sea bag. For this you wil...
