Every week I like to pull the data on the inventory in San Carlos, CA, including the absorption rate for San Carlos real estate for the last week.  I've written my blog post on this topic at my blog: www.SanCarlosRealEstate.com.  We suffer from pretty low inventory in San Carlos... there are only 29 single family homes on the market.  In the last week we had 5 homes in San Carlos get listed and 3 went pending.  My team and I have really been focusing on what factors are going to affect the mortgage rates and thus the property values in San Carlos in 2010.  We did our inaugural web seminar on this topic today and for those who missed it, it will soon be posted on my blog.  Have a stellar week! Residential real estate for sale in San Carlos, California continues to be in short supply. This morning, the last weekday of January, there are only 28 single-family homes for sale in our multiple listing service, and 20 condos and townhouses. For a breakdown of these, read my post from earlier this morning. In the White Oaks neighborhood, the scarcity of homes for sale is even more dramatic. There is only 1 (that's right, 1) single family home for sale, a 3-bedroom, 2-bath house listed at $839,000 7 days ago. There are 6 pending sales, ranging in price from $969,000 to a low of $501,500 (for a bank-owned property on the Alameda de las Pulgas that's been on the market over a year, with unfinished construction making the house unlivable at present.) This morning, the last weekday of January, here's what's available for sale: 28 single-family homes for sale. Highest price: $3,780,000 (new construction, on market over a year.) Lowest price: $549,000 (a short-sale, on the market for 4 days.) Newest listing: a 4-bedrrom, 3-bath home on Carmelita Drive, listed yesterday at $1,399,950. Median price: $1,043,500. 20 condo or townhouses for sale. Highest price: $925,000 (high in the hills; on market for 175 days.) I've been looking at the median sales price in San Carlos for last year because every January I write a report about the San Carlos real estate market for the previous year.  I love the exercise of pulling the data, performing some calculations and taking some time to reflect on the trends of the previous year.  I also use it as a time to make some predictions about what the market will look like in the upcoming year.  If only I had that well polished crystal ball to have it all figured out!  The entirety of my report is not yet complete, but at my blog: www.SanCarlosRealEstateBlog.com you can see a graph that looks at the median sales price in San Carlos along with some digestion of it.

Peninsula Living: San Carlos - a blue Moon on New Year's Eve The last day of 2009 offers a special treat for us. Not only is it the eve of a new year, and a new decade, there is a full moon tonight, visible in San Carlos and much of the mid-Peninsula, peeking from behind the clouds. Not only that, it's a blue moon. When a month is graced with two full moons, the second one is called a blue moon. It happens rarely (the last one was in May 2007), hence the expression, "once in a blue moon." This picture was shot from the back yard at my San Carlos home, in the calm of the evening before the revelers warm up to welcome in 2010. Wishing you all a joyous, healthy, prosperous new year!

These days we're all looking for ways to be more Green, in our homes and in everyday living. For several years now, the San Carlos school district has ended up in a situation where there is considerable uneven distribution of students in the elementary schools based on registration numbers.  What results is that they can't fit these students into their neighborhood school and then send them to a school somewhere else in the San Carlos school district where there is room.  White Oaks elementary tends to have too many students registering - last year there were about 50 too many kindergarteners.  Then, Heather elementary never seems to hit capacity during registration.  This year Heather elementary looks like they are almost 40 students below their capacity.   In order to keep this from happening year after year, the San Carlos school board is trying to redraw the boarders for th...

We currently have 33 single family homes on the market in San Carlos. This last week 2 new single family homes were listed in San Carlos.  They are:  1944 EATON AV $959,000 3 2|1 1,700 SqFt 4,500+ to 6,500 SqFt     80955638 19 WHITMAN CT $899,000 3 2|0 1,760 SqFt 4,500+ to 6,500 SqFt     80955813 I hummed and hahed about whether or not to include 19 Whitman Ct because that home has actually been on the market for 171 days now, but it just got relisted by a different agent and at a lower price (it used to be at $930,000).  Just a little FYI for all of you buyers and sellers in the heat of real estate right now.  Earlier this year, when a property got relisted with another broker, then the days on market would get zeroed out.  Now that doesn't happen, the day count just keeps going even t...
