Going to the Beauty Shop is Exhausting. Monday, it was cool and cloudy so I put on Gidget’s hoody and she went outside to play. When I took off her hoody later, I realized how unkept and ungroomed she looked. So I made an appointment and took her to the groomers. She likes to go to Coventry Pet Grooming & Boarding on 412 Tennessee Street, Redlands CA. She has the same groomer everytime she goes there. Her groomers name is Julie. Week 1: Best Worst Photo- Russel Ray Photos January contest. I must admit, I usually trash my bad photos aka “bloopers” but I have a few that I liked so well that I kept them as a laugh. Below is my “Alien Dog CoCo” who normally looks pretty average but this picture got a lot of response when I posted it on Facebook. I had my camera on automatic so the flash came on when I took CoCo's picture and ....large alien eyes appeared.   Call Kristin Hamilton at 909-557-6966 to list your home. What is a Short Sale? A short sale is when a homeowner sells their house for less money than they owe on the mortgage or mortgages. Short selling is an alternative to foreclosure for homeowners/borrowers who can no longer afford to keep mortgage payments current. Sometimes, to avoid going through the costs of foreclosure, a lender will authorize a short sale by allowing a homeowner to sell the home for less than the mortgage owed. Simplified Steps of a Short Sale: Homeowner signs a listing agreement with a real estate agent. This short sale listing agreement is subject to third-party/lender approval. The home is marketed to buyers. Seller accepts a buyer's purchase offer subject to the lender's approval. Seller's lender accepts the buyer's purchase offer, which is less than owed on sel...

Starbucks Diversifies With Premium Juice Seems that Starbucks known for their coffee is looking to diversify. In an all cash acquisition, Starbucks purchased the San Bernardino based Evolution Fresh Inc., a natural fruit and juice maker. The premium juice business is purportedly a $1.6 billion business per year. Starbucks hopes to capitalize on this by pairing it with Starbucks marketing saavy. So what lesson could be learned from such a powerhouse looking to diversify its business? Could it be good business to diversify? Seems that a well thought out plan of diversification by utilizing lessons and success already stored could signal a goldmine.  With the purchase of the San Bernardino based Evolution Fresh, Inc. one can only hope that this helps boost the local San Bernardino unemploy...

From time to time I have Realtors and Clients call me to run their credit with Trans Union, Equifax and Experian and I don't mind doing this for them at all but I always want to make sure that my clients and Realtor Partners understand that you can get a free credit report without creating an inquiry on your credit simply by going to www.annualcreditreport.com. Remember, it is free to run all 3 agencies. However, if you are wanting a fico score to come along with your credit report they do charge a small fee. I would suggest you skip getting your fico and simply running your credit only. If you have trouble understanding what you are looking at and need some help understanding which accounts are hurting you then call me at 909-952-2882. You can also email me a copy or fax it to 760-7...

REO Transaction that we are finally closing after 3 months! Yes, that is correct believe it or not we were ready to fund on this transaction three weeks after going into escrow.... yes, I said three weeks after opening escrow and the day of funding the servicer is unable to produce the Interim Deed and POA from Fannie Mae. Now, you would think that this would be solved over a couple of days because the there was a mix up of paper work or something. Well, not the case at all in fact there were no Interim Deed or POA. In fact, I feel bad for both Realtors on the listing side and buyers side because this servicer had no right to list the house for sale. How frustrating this has been for both the client, agents and myself. We worked so hard and the escrow company was cold and rude all the w...

Where had I been…. but I quickly got up to speed right then! I found Kodak on Facebook and at Kodak. These two sites gave me lots of valuable information about new products.   Launched on Sept 7, 2011, KODAK HERO All-in-One Printers let you print on the go from your Smartphone, laptop or tablet using Google Cloud Print-enabled apps such as Gmail and Google Docs. You can also send emails and attachments to your KODAK Printer from anywhere, using any email account, with KODAK Email Print Service and can even share their printer’s unique email address with others.                               I thoug...

San Bernardino Real Estate The San Bernardino real estate market has been extremely volatile in the past few years, from foreclosures, short sales and standard sales as well. But San Bernardino real estate transactions are still happening in spite of the market crash and tough market conditions. While it is true that many unfortunate San Bernardino homeowners are losing their properties to foreclosure, foreclosing banks and lenders are not in any hurry to list their San Bernardino foreclosed assets for sale. Banks have slowed the resale of their San Bernardino foreclosures to a trickle to keep the real estate marketplace competitive for buyers and to not flood the supply. It is a great time to buy San Bernardino real estate if you have the resources to do so, but there are many buyers ...

Would You Put This Picture in MLS? A few weeks ago I was searching the MLS and came across a house that was a perfect for one of my buyers. When I opened up the pictures to view the features I found 5 pictures and this one surprised me beyond belief. The other 4 photos were not quite as bad but pretty much the same.   Of course, I did not take my buyer to see this house as this photo was enough to say NO WAY; messy, dirty, smelly, maybe infested, no repairs or upgrades and “No Pride of Ownership” here. Perhaps my first impression was incorrect but the photo was enough to turn me off and keep searching for other homes in the area. I am a firm believer to put the maximum number of photos in MLS to for perspective buyers to view the lovely rooms and features but if this was my listing, I w...
