There were so many negatives involved with selling this resale home in Natomas, but that was OK. I look for the negatives so I can figure out how to overcome those drawbacks. A Sacramento Realtor can't just sell the benefits. We need to smooth over those negatives. Some homes have more positive attributes than negative. With this home it was more evenly balanced.The main problem was the fact this home was about a year old and the builder was still building new homes. Why would a buyer choose a used home over a brand new home for the same price? Well, I found a reason. As of this particular moment, I have no active listings in MLS. Yes, I have sold all of my inventory. Which is very unusual for me at any time of the year. Almost always I carry a few in inventory. In fact, can't recall the last time over the past 7 years of our seller's market that I've ever sold every single listing to reduce my active inventory to zero.However, lately, buyers have been demanding price reductions before they will act. Tell me, who does not adore smart home technology? Clap your hands and the lights come on. OK, maybe not in this home, I haven't tried it, but it does offer a combination code for an entrance and the lights run on smart technology. You can turn the lights on and off, plus open and close the garage door all from a cellphone app.Personally, I like the hickory hardwood floors and the open floor plan on the first floor. When I first toured this home, I knew I wanted to list and sell it. Some homes affect an agent that way.
