This is a bird I rarely see in Sacramento. Maybe because they don't much hang out in Land Park. Or maybe just not my yard. But yesterday I was very excited to have discovered a Northern Flicker prancing around my back yard. I could not get a better photo than the one I'm showing you here because I was on the phone, like usual.Ha, like a client asked me today where is my office. I told him it's in the sky. He wanted to know physically which office do I frequent or do I simply work out of my house. Yes, like any other agent, I work out of my house. How many neighborhood associations throw you a free BBQ picnic? In addition to offering volunteer opportunities for residents to become involved in the neighborhood, the Land Park Community Association holds fundraisers like a Taste of Land Park as well. The LPCA keeps us informed about community projects and when we might be able to expect that long-awaited bridge over Broadway to cross the river from West Sacramento. The skies in Sacramento are mostly smoke and haze from all of the wildfires. Similar in some ways to the overcast skies and bad air quality that happens in Kona from the volcano erupting on the other side of the island. Tradewinds bring the vog over Kona, but it doesn't happen every day. Not like in Sacramento this summer.Makes it hard for home buyers to venture outside to look at homes, too. But now, if a buyer missed the chance to buy this starter home near downtown Sacramento, that opportunity is here again. Nobody wants to come right out and admit that our market in Sacramento is changing. That causes alienation and confusion among sellers and buyers. However, I felt the tide begin to move away from a seller's market in May. It doesn't mean all hell is breaking loose as shifts in the marketplace are normal. We're becoming a bit more stabilized, and I expect we'll see the news from C.A.R. soon.In the meanwhile, some agents are reverting to "old school" methods of selling real estate. Like plastering their faces on a bus bench (which always seemed degrading to me) or deciding to conquer new territories by door knocking. One such guy showed up at my door in Land Park yesterday, begging for listings.Team member Amy asked if I told him who I was. Why? What would be the point of that disclosure?...

This morning a seller emailed to share her thoughts about the CMA I sent to her. This is the comparative market analysis, reflecting market conditions and suggesting a listed price. The seller felt the price was $100,000 too low, and said she really needs that extra $100K to move out-of-state, even though she recognizes and acknowledges that achieving a higher price is impossible.She implied that I could somehow magically create this extra pile of money for her. Like giving her 3 wishes and she only wants to use one lousy wish, gosh darn it. Well, I do try to stick it out until the end. The interesting thing about the 2018 Taste of Land Park is we have lived in Land Park now for 16 years, and we just attended the 17th Annual Taste of Land Park. Yup, never participated in the past. How lame is that? Well, in all fairness, I've been busy every single  Sunday for the past 16 years. If I wasn't traveling somewhere exotic, I was either holding or managing open houses or finishing up my writing at About.com. Now that I quit my second job (finally, after much gut wrenching), I suddenly have more time available on Sunday. And we put it to good use last Sunday.
