What a beautiful Grand Colonial in Curtis Park, Sacramento. Finding homes with spacious square footage in Curtis Park is not an easy task, but this is such a home. Little is more irritating than a low appraisal, except for maybe a low appraisal for an FHA buyer. Because an appraisal like that will prevent another FHA buyer from purchasing that home. So it's not like it's easy for the seller to put the home back on the market if it primarily appeals to FHA buyers.Conventional appraisals are a different story; although I have heard rumors they are headed the way as FHA, and they will eventually also receive case numbers. Sometimes I long for the good old days, you know, when you take a driver's exam, fail miserably, and just go to some other DMV the next day and take it again without a waiting period because there were no computers.  The best way to buy a home when you're also selling a home in Sacramento is to own two homes at the same time for a while. This way, you are not trying to buy with a contingency to sell, which is fairly difficult in our multiple-offer situations. Generally the offer without a contingency to sell will win, regardless of price, which is why this home in Curtis Park is now for sale. The sellers invested time removing the carpeting from two bedrooms and the hall on the first floor to install and match the hardwood in the rest of the home. True fact, I almost moved to Curtis Park when I relocated to Sacramento in 2002. My husband and I looked at a ton of homes in East Sacramento, made offers on several and lost, a bunch in Land Park and Midtown, but it was Curtis Park that captures the heart. Even though it is right next to Land Park, the homes are different and character of this neighborhood is unique. The home I fell in love with was on Marshall Way. Sometimes I see it come up for sale off and on and my heart pings. The problem was the back yard, too small and the house faced south, so the back yard was too shady for gardening. There are days I feel like reciting a soliloquy from the opening scene of Hamlet, asking whether it is nobler in the mind to suffer the slings and arrows of outrageous fortune or to take arms against a sea of troubles.
