There are some listings a Sacramento Realtor can't help but feel overly connected to and this updated Campus Commons condo is one of those. For one thing, the seller had originally remodeled this home to suit her own tastes, and she has elegant taste. She had planned to retire in the condo. But then, as things happen in life with the best laid plans, stuff changes. You can read more and see all of the beautiful photographs in my personal blog today at this link: Reasons to Buy a Powell Condo in Campus Commons Nepenthe HOA.

Yes, I Do Know That Your Floor Is Sagging. Many things can happen to a building after 30 years of standing. Some things are pretty obvious for all to see; things like peeling paint, water damaged siding, and rusty gutters. There is a list of things that we may not be able to see because of it's location.I walked into an apartment yesterday and noticed that there was a definite slope in the floor as I walked toward the kitchen. I was not noticeable to the eye because the floor was covered with carpeting but it sure didn't feel right. So we pulled back the carpet to check it out. This is a unit in which the downstairs neighbor had been complaining about how loud the floors were above his unit. Sure enough, the second story floor has begun to sag over time. There is a long unsupported span...

You Walk In The Bathroom And See This   Water damage can happen in many places, it really depends on where the water is located in your home or business. Water supply lines, drain lines, exterior walls, condensation pipes and more can all be potential sources of water damage in Sacramento. This moisture condition can quickly lead to wet building materials that need to be addressed. This shot was taken of a shower drain leak in the upstairs bathroom that leaked into the room downstairs. Although is wasn't in the water supply line, this drain line leak managed to surprise the tenants when they saw the damage. Luckily they notified the manager of the problem. It would be great if these sorts of problems were reported right away, the water damage can quickly grow into a bigger issue. Ma...

Lack of Insurance Trend   When hiring a local company to do work on your home, be sure to verify that the company has proper insurance coverage to handle any problems that may occur during the repairs and improvements done by the contractors. Many will assume that if the contractor is licensed with the State of California than they must have insurance. That is not exactly true. The licensing Board will require Bond Insurance and workers compensation insurance if the company have employees. There are not any Liability Insurance requirements required to maintain a general contractor's license or any of the specialty trade licenses. So the contractor that you just hired may not be covered for damages cause will on the job. What can you do to make sure that you are protected? Require the ...

Glad To Get That Water Damaged Wall Fixed Before Christmas   Working around the holidays can be tough for a number of reasons. When working inside a home we have to be concerned about the homeowners schedule. It's the holidays, they may be expecting guests or hosting a party. The last thing that we want to be is “in the way”, but the work has to be done. If it weren't urgent, we would have held back in getting started. We finished the texture on a small repair that will be painted tomorrow morning in Sacramento. It will be dry before the expected guests coming in the afternoon from out of town. So if you are in a situation where work is being done at the last minute, I hope that things work out for you.

So the Plumber got his work done and the manager has been riding me to get the walls closed up. I’m all for getting things done quickly and professionally, and the schedule was right for this one to be done today. There was a problem though. The new pipes had a leak. No matter how badly we wanted this one to get done on time, nothing was going to get done until the leaks have all been fixed. I’m not real sure how the plumbing company didn’t see the leak unless they were not looking.

There is a huge benefit to being in the real estate business for a long period of time, and it's not just the money nor the recognition. In fact, I don't really care if people don't immediately recognize my name or if they think I am related to the law firm in Sacramento, which I am not. Some people see the name Weintraub and know they've heard it somewhere but can't quite put their finger on it. Many are probably confusing me with the former reporter at the Sac Bee. Only a few pay attention to real estate signs all over the city. I met a guy yesterday in Campus Commons when I stopped by my listing at 700 Hartnell Place to remove the lockbox. It closed on Tuesday; it was a condo the seller had originally bought for her sister and she fixed it up. When her sister didn't want to move, we ...
