Real  Real estate in Palos Verdes is doing great in 2007! The market has been very consistent with the 2006 Real estate Market on the Peninsula in 2006.  We are noticing a slight drop in the number of homes being sold in Palos Verdes for 2007.  A slight drop in sales in 2007 but not much.  See for yourself on the chart below. Which is not really that much compared to the rest of the country.  THe 2006-2007 market chart has started out at a high for the average on the Peninsula 90275 Zip Code. Started at 4/06 at 542.00 per square foot and is ending currently at $526.00 per square foot.  Highs for the 2006-2007 were 607.00 in 10/06 and the latest was in 05/2007 at 567.00 per sq. ft.This chart is for the over all 90275 zip codes. This is an average price for the area.  Some nieghborhoods w...

So somewhere along time ago a rumor was started in a really tough Seller's market that if you deal directly with the selling agent that you will save money. Yes, you may save a part of the real estate agent's commission but you usually spend more money on the sale price of the house. By allowing the listing agent to negotiate the lowest price for your home can and does most of the times cost you more money.  In only one case you may get the property and save a few thousand which is in the old days of short inventory when houses were scarce and if you made an offer through the listing agent some people believed that the listing agent would push it through because he or she would get both commissions. This community runs along the gorgeous California Coastline following Palos Verdes Dr from Hawthorn Blvd south to the city border at San Pedro. Some of Palos Verdes most amazing treasures are located here including The Glass Church, the Portuguese Bend landslide, private neighborhood, and beach club, the new Terenea development, and of course Trump.As a local resident for over three decades I have witnessed many of the changes. I live in Western Palos Verdes and grew up in this house since 1975.  My favorite part about this area is watching the moon sink into the ocean. Or Ocean Trails as I still call it.There are several on the market now starting at $4 Million.  They are on their 3rd listing agent and have recently opened them up for the public to view.  I suggest you make a day out of it and go visit the "model home" they have open.What's good?  The views are spectacular, the kitchens are large and have great appliances, the location.What's not so good?  Half of the home or more is located in the basement without windows.  This means most of the bedrooms and "family" room are in the basement.  In general, Californian's don't do basements..at least not for living space.  In New York where Trump is from, basement space can't even be considered square footage because it isn't considered living space, so I guess he took advantage of that change here.  T...
