Just returned from the CAR Conference in Sacramento last week. It was amazing and I am still overwhelmed at the quality of individuals and professionals who "volunteer" their time to be "Directors" for the State. Thank You to all of those that I met....and I hope to see you again and possibly network together referring each other business and sharing ideas together in the future.  Also, Thank You to networks like Active Rain who provide such a great avenue to Realtors/Professionals, such as myself, to network, exchange ideas, refer, etc.  It's AWESOME. Here are some of my video broadcasts that I just posted on YouTube.com yesterday. As you will see I'm still getting used to this, but appreciate the avenue to spread information so quickly. Have a fantastic day and Father's Day Weekend!! ...

The monthly home sales activity report issued by DataQuick News sparks a flurry of newspaper articles, broadcast commentary and internet discussion. As a snapshot of the housing market, it depicts what transpired last month and compares it to a snapshot taken at the same time a year ago. Like a snapshot taken on vacation, it doesn't tell the whole story. There are so many variables in real estate, it's hard to pin the housing market down. The price of gasoline, jobs lost and found, family issues, personal triumphs and losses - all play a role in our individual housing decisions. Recent sales prices and the number of homes available help buyers gauge the local market. Changing seasons also affect the housing market, which is why DataQuick News compares sales during any month to sales in ...

I have worked with multiple home owners on listing their property and waiting too long for the bank to say, "Yes." I have recently been educated on how to package offers on homes and getting a response from the Lender as early as 2 weeks. This system is fast and has multiple positives to it. A typical scenario would be for a home owner to be insolvent to pay any more debt. They can no longer afford their mortgage and are ready to walk away. The home owner owes $450,000 and the new sales are $320,000. I offer them a way to save their credit and not ruin their credit with a foreclosure. The "Debt Forgiveness Act" has allowed home owner's to receive 1099 for the difference in a sale/foreclosure. In this case, it was upside down $130,000. This new bill that was past would allow the Home Own...

I started reading the news reports this morning regarding the housing market.  After about an hour and a half I found that I had read so many conflicting reports that my head was spinning.  Real estate is my profession, and if I am confused then I cannot imagine how confused the average individual is on this housing bubble issue.  I read reports that the housing market has been declining and may continue to do so until the end of this year.  I read another article that says, No Wait! we won't see the end of the decline and stabilization until sometime in 2010, or wait was that was 2009.  Well anyway, I am not sure.  Then I saw a report that the housing market has seen the largest decline in well I don't know how many years.  However, this article forgot to say that before the decline wa...
