Hi all! I went to the Poway Rotary Demotion Dinner last night, and it was my first time everto such an event. Instead of an Installation dinner, it was a Demotion of the current's president's term. Hello All! I just wanted to share with you the stats for Single Family Detached Homes in Poway (92064) for the month of April and March 2008. I first want to say, that you will see why I want to give both the Median Price home sale and the Average.  For Poway these last 2 months, you will see a huge difference in the numbers.  That is because the average is the sum of all the homes sale price divided by the number of homes.  The Median price (which in my opinion is used too much in newspaper stories) is simply the middle price in the list.  So for example if you had 3 homes that sold and one was $200,000 another $300,000 and another $1,000,000 the Median Price would be $300,000 but the average would be $500,000.  Keep that in mind whenever you are looking at newspaper reports. Poway Median Home Price for 2008Poway 92064 had a median home price in 2007 of $640,000. This median home price in Poway is down by $10,000 from 2006 which had a median home price of $650,000 and was Poway's peak year for average home prices. The below graph for Poway median home prices from 1988-2007 shows a huge jump of $130,000 from 2003 to 2004. In that one year period Poway's median price jumped from $470,000 to $600,000. Poway's median home values have held solid during the recent San Diego real estate market downturn. No bubble has burst here.
