At a special meeting held on Thursday night (6/26), the Pleasanton City Council voted 3-2 to place another initiative on the November ballot that deals with hillside development. A little over a week earlier, the council approved a resident-led initiative that would ban development on steep slopes, near ridge lines and change how units are counted towards the residential development cap. This second initiative will reaffirm policies regarding hillside development from the 1996 General Plan, and using a community-driven process, specifically identify where hillside development would be restricted.   It's difficult to assess the impact this new initiative will have on real estate since it's only been approved in concept and there's no actual text to review. Homes for sale in Ruby Hill are among some of the nicest homes for sale in Pleasanton CA. Seventeen homes in Ruby Hill have sold since the first of the year (2008) after an average 22 days on the market. On the lower end, a highly upgraded Ruby Hill Premia home with four bedrooms, two and a half baths in 2,296 square feet on a 10,671 square foot parcel sold for $1,030,000. Here's all the homes sold in Ruby Hill, Pleasanton CA, for the last 90days (March 20 - June 20). From the data average price per square foot is averaging $405. Also note, the majority of the closings occurred during the last 40 days. Note also, the median discount from listing price to what the property sells for differs by 2.2%. What does this mean? Prices for the homes sold went pretty close to asking price. Homes priced right will spend very little time on the market and get close to asking. On Tuesday (6/17), the Pleasanton City Council agreed to place an initiative on the November ballot that could ban development on steep slopes and change the way units are counted toward the city's housing development cap. If approved by the voters, the initiative would ban the construction of structures on slopes of 25 percent or greater or within 100 vertical feet of a ridge line. It also would  prevent the "splitting, dividing or sub-dividing" of a "legal parcel" in order to develop more than 10 units on the parcel. The initiative also clarifies the existing voter-approved housing cap by defining any residence with a kitchen and a bathroom as a housing unit and would prevent the city council from excluding units from the cap.  REALTOR® Impact:  If approved, the initiative could impac...

The Tri-Valley Sierra Club voted Monday to support the appeal of the Oak Grove referendum decision. The referendum supporters will be contacting other groups to gain support. I've said this before but it bears repeating: the ratio of pending sales to actives is more important than the number of active listings. Pendings determine how many months of unsold inventory is on the market.In Pleasanton, CA there were 35 pending sales in March 2008. In contrast, there were just 7 homes pending in the same city in February 2008. This is a sign that the market is starting to move.
