Some leveling off in the attached home market in Pleasanton. Welcome news for those First Time Buyers. Don't you love graphs?  They sure point out the anamolies.  Notice November, where we have such a spike. The data shows a until that was on the market 84 days, throwing off the low market time for all other properties. In checking the detail in that one stat, it shows that the condo had a 70% renter population, a potential turn-off for owner occupants. And, it was not FHA approved, a potential deterent for some buyers. AND, the photos show it as a vacant unit, never a big draw for online lookers. Supply is down, and so is demand. A 9% increase in median price is a welcome sight for home sellers in Pleasanton.  Notice the huge swing from the January and February numbers. In January for instance, the unit sales included just 8 homes priced over $1M. During May however, that $1M plus category jumped to 38, or more than half of all homes on the market, definitely raising that median mark. A drop by just one day, but this is evidence that Pleasanton homes sell quickly. The only month that is graphically skewed isn't an anamoly, as fewer buyers are out looking in December. A 3% change in supply, but a 15% change in demand. Likely to still encounter multiple offers in Pleasanton. More than half of the homes on the market in May had multiple offers according to data recorded in the local MLS. Our last slide showed that...

The median sold price us up 8% over last year at the same time. January and February were way off by comparision. It makes sense in the context of who may be selling and how large those homes are. It is more likely that larger homes that may have kids still in school, are listing later in the year. Supply is higher this year in Pleasanton, and demand is shown as lighter. But that may play out differently in various price points. Also, demand will be off if there isn't sufficient supply as these charts represent closed sales only. We are still seeing multiple offers for some price ranges and neighborhoods, where others may experience a longer market time and a single buyer.
