This is not the usual Real Estate Blog but should be of interest.  I have posted here that I would be going to a Tea Party and I did. I want to share what happened and give you the best info I can, not just facts but a feel. The party was set to start at 3:15 pm in Pittsburg, CA. For those not familiar with the area Pittsburg is a medium sized bedroom community in East Contra Costa County. I got there early (about 2:30) expecting to find someone setting up. However, no one was present and the lot on the corner of E. Leland & Century is posted no parking. I drove around and came back a little after 3. One of the organizers, Sean, had just arrived. Most of these concerned citizens are law abiding citizens and the parking was of immediate concern. Sean drove around and looked for alternati...

The oft heard phrase "Buyer Beware" is never more appropriate than when considering the purchase of a fixer-upper.You really need to know exactly what you’re getting into before buying. It’s commonly believed that fixer-upper properties represent easy money that is ripe for the taking - that you can buy it, do a little work on it in your spare time, and then resell quickly for a large profit.  Usually, this simply isn't the case. Although, with proper planning and foresight, good profits can be made by buying "distressed" properties at less than market value, making appropriate improvements and repairs, and then reselling.  And for many first time buyers who intend to live in the house while working on it, buying a fixer-upper can be the very best option. It’s less risky buying a f...

Scoring your Credit - How's your FICO? In today's increasingly automated society, it should come as no surprise that when you apply for a mortgage, your ability to pay can be reduced to a single number. All the years you've been paying your mortgage, car payments, and credit card bills can be analyzed, sliced, diced, spindled and mutilated into a single indicator of whether you're likely to meet your future obligations. All three of the major credit reporting agencies (Equifax, Experian and TransUnion) use a slightly different system to arrive at a score. The best known is called the FICO score, based on a model developed by Fair Isaac and Company (hence the name) and used by Experian. Equifax's model is called BEACON, while TransUnion uses EMPIRICA. While each of the models considers ...

So with all the news and hype about foreclosures, what is really needed to purchase a foreclosure? First, you need patience. with the huge surge of foreclosures in today's market, many asset management companies can not keep up. You may be ready to submit an offer and hear back the same day, but many times in the REO world you can expect to wait 36-48 hours.  Second, you need to have all your ducks in a row. Many offers that I have submitted to banks have had the idea of offering a high purchase price to secure the deal. The reality is that a higher net does make for a strong offer, but it is not the only thing that matters. In order to have a strong offer you will need to do the following: 1. Be pre-approved ( make sure and find out if a pre-approval from a specific lender is required) ...

After a trip to the Mariner Walk model center, I discovered that this development is different. The Olson Company specializes in urban infill. What does that mean? It means that they work closely with the city officials and align the development to meet city's objectives, thereby winning approval to develop parcels within urban areas. Their goal is to provide low-maintenance lifestyles in cities rather than in quiet, tame, isolated suburban areas. The representative at the model center was very competent and informed, able to discuss area revitalization efforts, including the construction of mixed-use commercial development nearby for which the city is already seeking tenants. The city is purportedly seeking businesses to create a pedestrian destination shopping area. Furthermore she poi...

I have been aPittsburgresident for 8 years now although I have visited the area quite for quite a few times before moving to this beautiful city.  Contrary to what I have previously heard about Pittsburg, pretty much the negative things about it, I haven't had any negative experiences so far.  In fact, there are a lot of things to like about Pittsburg.  I begin to wonder how and where those negative comments originated.  Well, thinking again, perhaps some have had negative observation or experiences encountered while in Pittsburg, which probably had been shared to others and as a result had spread out.The City of Pittsburg actually is bouncing back, it boasts a picture of growth.  The old downtown is being rebuilt, some traffic-drawing business establishments had already embarked in thi...
