2019 Palos Verdes homes sales for Lunada Bay/Margate neighborhood decreased to 74 single family homes sold compared to 79 in 2018.  Price per square foot for Lunada Bay/Margate houses that sold in 2019 increased to $730 compared from $710 in 2018, a 2.7% increase.  Average sales price for Lunada Bay/Margate homes sold in 2019 was $2,229,637 compared to $2,063,384 in 2018.  The most expensive home sold for $6,300,000 and the lowest priced home sold for $1,045,960. Currently, Lunada Bay/Margate has 19 active Palos Verdes homes for sale. There are 18 single family homes ranging in price from $1,650,000 for a 4 bedroom/3 bath, 2,906 square foot home, to $27,500,000 for a 7 bedroom/15 bath, 13,032 square foot home.  There is 1 condo/townhome for sale at $819,000 for a 2 bedroom/2 bath, 1,88...

The Palos Verdes Peninsula Senior Center is once again offering free income tax preparation to Palos Verdes homes owners through the AARP Tax-Aide Program.  These one hour sessions are held on Saturdays from 9:00 a.m. to 2:00 p.m. beginning February 8, 2020, and ending on April 11, 2020. In order to take advantage of this free program, you must have all your tax documents for 2019 in hand before going in.  You are also required to bring copies of your 2018 Federal and State income tax returns.  It is open to all ages including seniors, but remember that space will be limited and you must bring your tax documents including income from wages, social security, pensions, IRA’s, dividends and interest.  If you sold stock or mutual funds in 2019, you must bring documentation that shows your c...

The 29th Annual AYSO Palos Verdes Spring Select League is now accepting applications for the upcoming season. The Spring Select League plays from February 22-23 through May 9-10, 2020.  This is open for boys and girls in the 10U, 12U, 14U and 16U age groups and is open to PSC, United, EXTRA, Select, All Star and Tournament teams.  Each team will be playing a minimum of 8 games. The Spring League is played at three convenient venues in Palos Verdes: Ladera Linda, Highridge Park, and Malaga Cove School.  Girls will be playing on Saturdays and boys will play on Sundays.  The first games will be held on February 22-23, 2020, with the final games taking place on May 9-10, 2020.  The rosters for these games are: 10U max 12 players, 12U max 14 players, 14U max 18 players, 16U max 22 players. ...

In my January 17, 2020, article, I discussed the overall sales numbers for single family Palos Verdes homes sold in 2019 with small increases in the number of homes sold (.9%) and average price per square foot (.3%), and a decrease in the average sales price (1.3%).  Inventory of Palos Verdes homes for sale was low again last year and multiple offers were common as buyers sought to purchase Palos Verdes homes.  Below is information on specific Palos Verdes neighborhoods.  The chart above can be enlarged by clicking on it or go to the “Statistics” tab above.Lunada Bay posted the largest gain in average sales price – $2,229,637 for 2019 compared to $2,063,384 in 2018; Malaga Cove was second with an average sales price of $2,978,188 in 2019 compared to $2,853,256 in 2018.  The Mira Catalin...

  The Palos Verdes Library District has some great free movies that they will be showing during the month of February 2020. Each month they offer a different selection of foreign movies, “latest” releases,  and classic cinema.  Most of the screenings will have some post film discussion which adds an opportunity to socialize with others in the community.  In February, the following movies will be presented: Classic Movies at Noon, which shows films from the 1930’s through the 1990’s on the first Tuesday of the month, will be screening this month on Monday, February 4, 2020, at noon, CARMEN JONES (1954) in the Peninsula Center Library.  This will be a contemporary version of the Bizet opera with new lyrics and an African-American cast.  February is black history month and this adaptation...

Palos Verdes homes owners (and/or tenants) who have children entering Kindergarten in the Fall of 2020, are invited to attend a Kindergarten Registration Information Program.  The Palos Verdes Peninsula Unified School District recommends that parents attend even if they have had other children go through the system because the program has changed.  This is an important event if you have Kindergarten age children because some Palos Verdes elementary schools are impacted. California Law (SB 1381) regarding the age requirement for Kindergarten enrollment was changed.  The law now requires a child be five years old on or before September 1, 2020, to be eligible for Kindergarten.  To enroll in Transitional Kindergarten (which is a separate program), children must be five years old before De...

Palos Verdes real estate sales December 2019 for Palos Verdes homes decreased compared to November.  56 Palos Verdes houses sold in December compared to the 61 homes sold in November and increased compared to the 43 homes that sold in December 2018.  There were 43 Palos Verdes single family homes pending in December which decreased from the 53 homes pending in November.  The number of active Palos Verdes homes for sale in December (129) decreased from the 179 homes for sale in November. Palos Verdes residents who are parents of eighth grade students, should have received high school information packets as it is time to designate which high school their child will attend in September 2020.  To assist in this decision, Palos Verdes High School and Palos Verdes Peninsula High School will be hosting their annual tours at both schools for Palos Verdes homes owners (and tenants) to visit.  Any current eighth grade student will have an opportunity to enroll under “open enrollment” which means that the students who will enter 9th grade in September 2020, may choose which Palos Verdes high school to attend.  Planning for the 2020-2021 school year is beginning, and enrollment numbers are critical to effectively prepare for this next school year. Palos Verdes real estate single family home sales in the first 19 days of December  2019 are 38 homes which is a decrease from the 43 Palos Verdes homes sold in the first 19 days of November and an increase from the first 19 days of December 2018 (26).  (It may take an additional week for some sales to post after the actual close of escrow).  The average sales price for single family Palos Verdes homes from December 1st to December 19th is $1,743,397 which is an increase from last month’s average of $1,530,285 for this same time period and a decrease from $1,850,452 last December.
