In 1882, the Rancho de los Palos Verdes land grant once owned by the Sepulveda family was partitioned into 17 parcels as part of a complex legal settlement. The largest share, 16,000 acres which included most of the Palos Verdes Peninsula, went to rancher Jotham Bixby . Bixby built his ranch house near where the Peninsula Center and Avenue of the Peninsula shopping centers currently stand. In 1894, Jotham Bixby’s son George hired Harry Phillips Sr. to manage the ranch. Phillips built and occupied the first permanent residence on the Palos Verdes Peninsula in 1894, a small cottage near the present Rolling Hills City Hall. The average number of properties listed for sale for the overall Palos Verdes Peninsula at the end of July is approx. 22% lower than the same time last year. Single Family home sales for the overall Palos Verdes Peninsula Real Estate Market have improved and the average number of homes sold per month of 67 over the last 3 months is about 16% higher than the comparable period last year . Pending sales in escrow have been strong , with 74 homes in escrow at the end of July, forecasting continuing strong sales over the next two months. Interest rates moved down again a bit this week.The following are excerpts from the newsletter on interest rates published by HSH Associates : "The drumbeat of mediocre economic news continues, and interest rates have settled, with fixed rate mortgages sliding to a place near their lowest levels of 2013. Overall, it seems to us that the economy is neither growing much nor declining much, but rather treading water at a moderate pace, probably a GDP of somewhere between 2 percent and 3 percent at the moment. That would be a fine level if we were closer to full employment or didn't have yawning debts and deficits to manage, but we do, and stronger growth for a fair period of time will be required to more fully engage all the folks who lost jobs in the downturn. Interest rates edged up just a bit last week .The following are excerpts from the newsletter on interest rates published by HSH Associates :    "In what turned out to be a busier-than-expected week for markets, mortgage rates found some space to fall, breaking a climb from record lows set back in December 2012. The proximate cause of the fall in rates was investor concern over elections in Italy, which served to add more uncertainty into the Eurozone financial mess. Why do some of the areas of the Palos Verdes Peninsula have a mailing address of "Palos Verdes Peninsula", instead of one of the four cities on the Peninsula? There is a small area at the northern part of the Palos Verdes Peninsula within the boundaries of the City of Rolling Hills Estates which is in an unincorporated area and is governed only by the County of Los Angeles. This area is the residential area on either side of Crenshaw Boulevard,south of Palos Verdes Drive North, which is accessible only from Palos Verde Drive North, as well as a small area just south of the intersection of Rolling Hills Road and Crenshaw Boulevard.  Unincorporated Palos Verdes Peninsula area in light blue in the center of the Peninsula.
