Real Estate Trends - Palmdale, Lancaster, June 6, 12  Are we in for a wild time this summer as inventory shrinks, prices are surly going to rise combined with low mortgage rates if you’re in the market to buy a home now is the time.  In Palmdale California we have only 225 Single Family Homes listed on our MLS, Lancaster 331.  These numbers should be alarming in many ways; first without enough homes available to buyers bidding wars are coming back, bad for buyers. Secondly builders should see this as a signal to start building new homes, but with the economy not growing as well as we would like we could see them slow to pull the trigger. Real Estate Trends - Palmdale, Lancaster, May 29, 2012  The real estate market in the high desert is showing signs of change as inventories drop.  Bank owned properties are under 100 and dropping, short sales are dropping as well, currently 159 listed in the core area of the Antelope Valley.  What is starting to takeover the market, Traditional sales.  A Traditional sale is where the value of the home is more than the balance of the loan.  I do remember this type of sale form years ago.  The rest of the nation (for the most part) is still going through what we did 3 years ago; again we find our market well ahead of the curve.   We believe Traditional sales are on they way and with them a normalizing of the real estate market at lest locally. Here in the Antelope Valley, Palmdale and Lancaster we are somewhat of an isolated area within the county of Los Angeles we hit the bottom late 2008 where you could pick up a 3+2 1,300 sqft for under 50 grand.  In 2010 comps show under-50-grand homes are pushing 90 grand in now.  More tomorrow. Real Estate Trends - Palmdale, Lancaster, Quartz Hill and the Greater Antelope Valley April 27, 2012 There has been a nation wide response to the bank’s mortgage settlement and that response has been a real drop in available inventory in the short term.  As I posted in March we saw a severe drop in resale homes, February 24th we had 1,488 by the 29th we were down 4%.  Now we are down by 37%.  We are hearing that there is a shortage of homes in markets allover the country.   Orlando's existing-home market edged up in February, the number of houses listed for sale in the core market fell below 14,000 for the first time in five years.  Florida, Nevada inventories are down, we are seeing this reported on the national news too.
