We are seeing a small dip in home prices in the Antelope Valley; however it is less than the national figure of 2.6% in 2010.  Nationally reported 30% of mortgages are in trouble and could be facing foreclosures or selling short.  Homeowners are looking to find ways around foreclosure and get out from under their homes.  With more than one-third of all homes sold nationally at a loss in December of 2010 due to the up tick in short sales.  We are seeing some of the same things in the Palmdale & Lancaster areas as well.  Short sales are running around 42% of available inventory with more on the way we don’t see short sales slowing down for the next few years. Great news, trails in Union Plaza reopened Friday in the Antelope Valley.   Valley Authority contractors finished an inspection of the bridges along the route and have decided to reopen the trails.  The hiking area ranges from N street to Q.  The hiking area was closed early January after some cracks in some of the concrete were found.  City officials said a short-term maintenance has been done and the bridegs are safe for bikes and runners. The city will continue to keep an eye on the bridges for signs of ware and started an inquiry as to why the bridges are showing premature wear in the first place. Real Estate Trends - Palmdale, Lancaster, Anaverde and the Greater Antelope Valley January 19, 2011 Bank Foreclosure filings eased in December down 2 percent from November and down 26 percent from December 2009.  This is the biggest drop in foreclosure since 2005 according to reports.  We believe this drop is not a trend but a function of the hullabaloo surrounding foreclosure documentation and robo-signing scandal by banks.  A lot of major lenders for the short term halted some foreclosure proceedings as they reviewed there foreclosure processes.  Adding to the slowdown in foreclosure filings in California is a improved willingness for banks to consider a short sale option.
