Happy hump day everyone! I hope you are enjoying the week and looking forward to getting over the hump and rolling downhill towards Friday. My business partner Josh and I were out in the field most of the day showing properties. We had a blast as it's now a treat for us to leave the office. If you have lived in your home for a long time, your property taxes are probably very low.  When you sell your home, if you are relocating to one of the cooperating counties of California including Los Angeles, you can keep your existing property taxes, and actually move them with you! One of you must be over 55, and you must be buying a home of lesser value.    This is a dream for property owners.  You can find out more by searching for information on Propositions 60 and 90.  If you have been trying to figure out whether or nor it is a good time to sell, it definitely is a good time to call me.   Let's figure it out together.

There's no prettier time to look at houses than right now.  It's sunny, warm, and the roses everywhere are in their first glorious bloom.  There seems to be no shortage of  "lookers" streaming through Sundays Open Houses.  Several of the homes open this weekend already have accepted offers, but they are being shown for back-ups.  Stand in line.  Take a number.  A five million dollar house in the Riviera sold in less than three weeks, a three million dollar house sold in four weeks.  Read the papers and you don't get the picture.  Get out in the market, it's a whole different story. It's actually pretty rosy.

The first scent of summer sends us to the beach.  We dine tonight at the Bel Air Bay Club, on a patio twenty feet from the ocean.  The sun sets over the Pacific and behind the Santa Monica Mountains, and the lights come on bright and beautiful on the Santa Monica pier. We open our cabana to see if it withstood the winter rains, and pull out the wicker chairs to sit on while we share a glass of wine. We see friends we haven't seen in a while, and visit.  It doesn't get much better than this.

If you want to see what's happening in the real estate market, Tuesday from 11 am to 2 pm presents a great opportunity.  Properties for sale are held open for brokers, but buyers and sellers are always welcome.  If you see a real estate flag, it means, "go in," don't feel funny, it's ok. Tell the broker on duty that I sent you! Several of us on the Board of The California Riviera Homeowners Association in Pacific Palisades have an annual project -- mine is the New Residents Party.  Last Friday night, despite the soggy evening, we had a wonderful event, and greeted six new homeowners.  It's always fun to meet them, they are young and excited and they add a vibrancy to our wonderful "hood." One day later, the DWP gifted us with a twelve hour blackout.  For seemingly no reason, on again, off again. (How are your emergency supplies??  Lanterns, batteries, flashlights. . . .)I felt sorry for the birthday parties, dinners, celebrations delayed, postponed,  or cancelled on Saturday.  But on Friday,  welcoming our new neighbors, we wined and dined with perfect illumination.  Please contact me for information about hom...

When the rain stopped, we were able to take our morning walk through the Riviera in Pacific Palisades  just before dawn.  In the quiet pink fresh morning, Pacific Palisades looks and smells so good.  Tomorrow evening, our local Homeowners Association Board  hosts its new residents' party to welcome new families. Can I apply now since there is more money available? I just closed escrow on a new home on April 26, 2010. Can I apply for the New Home Credit?
