The lemonade stands on the corners in Orinda are gone and the kids are back to school. One of the most exciting parts of this time of year is High School Football. For the Varsity at Miramonte High School, the season starts this Saturday vs. Marin Catholic at their field. For many of the players, this will be the last season in pads and helmets. Such an exhilarating experience for these young men. Lifelong friendships are made on the practice fields and game days. Come on out and enjoy a few games in Orinda at Miramonte High School Stadium. The Orinda home sales report for July 2013 reflects the strong market for luxury homes along the Highway 24 corridor.  Active listings increased from 38 on July 1st to 48 listings today.  Of the 38 homes that closed escrow in July, 29 were on the market 30 days or less and only one was on the market longer than 60 days.  There are currently 25 homes in escrow. The Orinda home sales report for June 2013 reflects the improving market throughout the East Bay.  Of the 29 homes that closed escrow in June, 24 were on the market 30 days or less and only two were on the market longer than 60 days. There was a mix of homes selling under and over their listing price, but any statistics regarding the relationship between listing and selling prices are now worthless.  A current trend among many Bay Area brokers is to advise sellers to list their property for sale under its current market value – sometimes well under.  This strategy is intended to bring in more buyers and hopefully cause them to engage in a bidding war that drives up the price over market value.  Sometimes this works, sometimes it doesn’t.  But it does create havoc in the marketplace when...

The Orinda luxury home sales report for May 2013 reflects a generally steady market for luxury homes listed or sold above $1M, which represents the majority of the Orinda real estate market. Four of the 16 homes that closed escrow in May were originally listed below $1,000,000 and received offers significantly higher.  One was listed at $899,000 and sold 18% above the asking price at $1,100,000.  But not all homes did that well – only 10 sold above listing price while five sold below and one sold even. Homes in the $1,000,000 to $1,400,000 range received the strongest offers, with all eight that sold in this range selling above their asking price. The Orinda luxury home sales report for April 2013 reflects a generally steady market for homes listed or sold above $1M, which is the majority of the Orinda real estate market. Although some homes sold for a significant amount above their asking price, on average sales in April went for about 1% over listing price.  This is not always an accurate method for measuring demand, since there is no way of knowing if listing prices were set high (to bump up offer values) or low (to attract more offers) relative to market conditions.  Individual sales vary based upon location, features and condition. Orinda luxury homes, those either for sale or sold for over $1M, make up the vast majority of homes sold in the Orinda housing market.  The first quarter of 2013 reflects traditionally strong sales in January followed by flat sales through the remainder of winter. Activity in March shows a mild beginning to the spring/summer selling season, with the number of completed sales increasing slightly while the median days for Orinda luxury homes to be sold were greatly reduced.     "Days To Sell" reflects the number of days after a property goes on the market that an offer is accepted and does not include the escrow period (also referred to as “Days On Market” or “DOM”).
