Yorba Linda, CA is an upscale community surrounded by gentle rolling hills in Northern Orange Co. California. The slogan for the city is "the land of gracious living" and indeed it is. Another claim to fame is the Richard M. Nixon birthplace and Presidential Library and Museum, pictured right. When it comes to real estate in Yorba Linda you can find a wide variety of prices. Yet when it comes to upper-end homes Yorba Linda has a larger percentage of upscale homes than most neighboring cities. Although no city that I know of has not been impacted by declining prices with record numbers of foreclosures and short sales, it appears according to data from our local Multiple Listing Service indicates that Yorba Linda has much lower number of distressed sales than many other So Cal cities. If you're considering a Short Sale in Orange County... Don't be misled If you've been paying attention to the real estate market, you're bound to have seen many agents claiming to offer FREE Short Sale help.  For the unsuspecting homeowner considering a short sale for practical reasons, or even facing foreclosure, it may sound great... but use CAUTION.  What good is the FREE help if the agent you've contracted isn't really a short sale expert?  You might just end up losing your home to foreclosure due to the inexperience of an agent trying to pull a fast one by marketing their services as FREE or telling you they know what they're doing. The fact is that competent short sale agents DON'T ever charge the homeowner for their short sale negotiation help.  True Short Sale Experts negotiate...

This is one of my favorite places to hang out in the city of Orange. I discovered the Orange Senior Center a few years ago when I    took my dad-in-law to visit. Prior to residing in assisted living and now a board and care home, Dad lived quite independently. Other than hanging out with me (I was his primary caregiver at the time), his buddies at Kiwanis and Mark, his part-time caregiver, Dad didn’t have too much of a social network. Being the resourceful chick, I investigated the center and just KNEW Dad needed to go. Too sequestered in his home, or so I thought. I mean, who wouldn’t love a bit of bingo then lunch? LAME-O me. We sat among the other seniors for a short time. Let’s just say Dad had better places to be, like his own house, for example. “These people are too old!” said t...

I want to share important news for all homeowners who want to sell their home in 2010. As you know, in this economy, home buyers and home sellers have to be smart. In 2009, home buyers started to close escrow and take advantage of the homebuyer's tax credit. We realtors saw home sales start up tick; until in November 2009 when the $8,000.00 tax credit was pulled. At that moment we experienced qualified buyers looking to purchase, slowed to a trickle. It was not until the December when the Senate renewed the $8,000.00 dollars tax credit that we saw modest excitement return to the marketplace.  Chief NAR economist Mr. Yu said the tax credit will not be renewed after June 30th 2010. So, if you want to sell your home quickly and for top dollars, choose a proven professional to market your h...

Entry Level Home Sales - The Hottest Selling Market in Orange County CA (part 2)   By now you've read the market update in part 1 so we'd like to change it up again and profile a second buyer. Same exact criteria, only they have a maximum budget of $300,000 for the same area. This is a very typical buyer today and one that we run across everyday. Often times, they will be looking at getting an FHA loan which will further reduce the available inventory open to them. When we run this buyers criteria (not counting FHA limitations) according to the following criteria3+ Bed 2+ Baths 1000+ sqft living space 5,000 sqft lot 2+ car garage max price $300,000 here is what we get: (16) Anaheim (3) Buena Park (2) Fullerton (2) Garden Grove (1) La Habra (1) Orange (25) Santa Ana '(1) Stanton (1) West...

Like it or not, the Federal Government has extended and expanded the Home Buying Tax Credit.  Considering the frenzy of home buying we have experienced in Orange County for the past few months it is clear that demand will remain high through the traditionally slow season.  Homes often receive multiple offers even in the $600K to $800K range.  Expanding the Tax Credit will bring more higher income Buyers into the market, thus increasing demand for higher priced homes.  Since a large portion of the inventory listed for sale are Bank Owned, or Short-Sales that may not even result in a close, Buyers have few choices.  Seller's should be taking advantage of the low inventory and high demand for the expanded price points while Uncle Sam is pointing his finger at YOU!  The Tax Credit details a...

Not all seniors are old. Nor are they bitter, grumpy or dumb. What's great abou seniors who are genuine life-lovers is their capacity to share of themselves in such a way, one can't help but smile and walk away a better person than before meeting that awesome person!   I've had the pleasure of attending something called the Orange County Roundtable for the last eighteen months. The meetings revolve around seniors' needs and the businesses who service and resolve those needs. People working from in-home care businesses to assisted living providers, real estate consultants, and non-profit organizations, we meet monthly at The Orange Senior Center sharing the same goal: to use our businesses in ways to help seniors and their families throughout Orange County. What strikes most is the care,...
