I received this email from JD Clayton of Progressive Loan Solutions in San Diego, California. JD was hired by the listing agent on a short sale listing (that I represented the buyer on). JD's job was to be the intermediary who communicated with the banks in the short sale transaction. This particular transaction took longer than seven months to complete, and JD was there working on it the entire time. I had quite a few conversations with her throughout those seven months. Here's the email I received from her just before Christmas: Justin.I wanted to take a moment to say "thank you" for all you did to facilitate the closing of (seller's) Oceanside property. I need to add that you are in the top 1% of realtors that I have dealt with during my tenure in this business, which spans over 3 de...

Are you considering selling your home in Oceanside, California? Do you owe more to your mortgage company than your home is worth? If that is the case, then you may need to list your property in a transaction called a short sale.  A short sale is a transaction where the property is sold for less than the amount of the debt, and the lender agrees to this sale. It is a transaction that requires patience and a bit of paperwork, but short sales are very successful in our current real estate market. Whether you live in Oceanside, San Marcos, Vista, or Carlsbad or anywhere else in San Diego County and beyond and you want to sell your home, you will need to be informed about the real estate market in your area in order to determine whether you will need to sell your home in a short sale. What i...

Street Light Removal will be taking place in the Rancho Del Oro Neighborhood over the next two months the City of Oceanside, will be removing structurally unsound street light poles. To date the City of Oceanside, has survey approximately 30% of the area and found 40 street light poles to be structurally unsound. 25 of the 40 have been removed with the total number removals yet to be determined. These street lights were installed in the early 1980's and the poles are showing signs of rust deterioration which could make them unstable during high winds. The cost to remedy this situation is being discussed with Rancho Del Oro HOA.

The Oceanside Terraces auction took place last summer, but we still receive calls weekly wondering about the disposition of these luxury urban condos. The story unfolds: It took some doing, but we were finally allowed into the auction room where high bidders would be able to purchase the remaining 29 residences at the Oceanside Terraces. We wanted to be able to report on the results (as we are doing now), but someone with Accelerated Marketing Partners tried to block our entry. An executive with the firm eventually intervened, and we were allowed into the room where approximately 100 registered bidders were seated. The auction was orderly, and Eve Sieminski, Mike, Scott and I were able to see most of the bidding activity from where we sat at the back of the room. And in a little over a...

Oceanside California mortgage rates are posted below.  Although this information is for Oceanside these rates are for the entire state of California. If you're in the Oceanside area and considering a refinance or a purchase you'll likely be looking at mortgage interest rates.  Shopping for the best mortgage rate can be difficult if you don't know what to look for.  The mortgage rates offered are only one part of the equation.  The fees associated with those mortgage rates are equally important.  To make it more confusing (not trying to) the date the mortgage rates were posted and the current market rate is also important. You see, mortgage rates change daily.  They are determined by the sale and purchase of mortgage backed securities (MBS).  Your mortgage is sold on the bond market in t...

Here's a deal unlike any I've ever experienced in 20 years of real estate service, that still bring tears to my eyes and warms my soul like no other.  The following story is true, and it happened on Veteran's Day!On October 12th, 2009 my old Coast Guard shipmate, and long time friend Larry Howard said good-bye to this world following a long, noble battle with a rare intestinal cancer.  But, before he passed he had two request of me:  One - to stand up and speak for him at his memorial, and the other was to handle the sale of his home for his estate. On the day of Larry's memorial, I honored Larry's life choking through the tears and insighting laughter while speaking to the 100 or so family and friends gathered at the Carlsbad Church Larry attended most Sundays.  I recounted our 30-year ...

Dia de los Muertos, or Day of the Dead, is an interesting topic, no doubt, and rather a famous holiday for many, especially in Mexico where it is an ancient tradition (and I will get to celebrate and check out the festivities in person - yikes) to celebrate the lives of deceased loved ones - altars, music, favorite foods of the deceased, visits to the cemeter with flowers, and celebration are the hallmarks of this long tradition.   Dia de los Muertos is celebrated on November 1 and 2 and beyond, depending on where the festivities take place. November 1 is the Catholic holiday of All Saint's Day; November 2 is All Soul's Day.   There is a huge Dia de los Muertos celebration at the Mission San Luis Rey tomorrow, Sunday November 1, from 10 - 4. There will be numerous altars created, a para...
