    We discovered that the balcony that we were working on today had a bad beam. The beam had rotted and was sinking, causing all the joists there were hanging from it to also drop. This movement in the concrete caused cracking in the concrete deck which added more moisture and more rotting over time. Before we could do anything, we found it necessary to support the structure first.

  Winds And Rain Can Make For Quite The Clean Up   There has been some property damage done to homes and buildings in the Sacramento area as a result of the storms. The winds have really made a mess of things around town. This backyard had branches and debris blown on the deck, pool, and landscaping. We will be cleaning this up next week.

      How do you paint behind a toilet?   If you’ve ever painted a bathroom, you know what a challenge it can be to get between the toilet and wall. It’s usually a tight squeeze and sometimes actually touching the wall. So it’s not always possible to get behind the toilet with that fresh coat of paint. Does it really matter? Often times if you can reach back far enough, no one would ever notice. They do make these small paint rollers that can fit behind the plumbing fixture and makes things very easy. The alternative would be to remove the toilet fixture just to paint. I had to take apart a toilet yesterday because of a leak between the tank and bowl.   Finding Color at the Sacramento Transfer Stations     It is always fun to see the unusual sights in places that you would least expect. Those moments are best if you have a camera. This vehicle seemed a little out of place coming from the Sacramento Transfer station on Roseville Road. You don’t see many vehicles like this at a dump site. A transfer station is a spot that you can dispose of your trash without going to the landfill. The trash is dumped in an area on the asphalt and large tractor trucks then move all this debris into semi-trailers.   It Must Be October, The Halloween Stores are Here.     So I’m sure that we have all seen these shops that pop up at this time of the year; the temporary stores that sell the Halloween decorations and costumes. They are usually in a large store front and are only open for a short period of time. I think it is a creative use of the vacant store front; generating some revenue for the owner and a location for the seasonal sales.   Low Cost Bathroom Renovation in Sacramento - Update   In a recent post, Don't Just Sit There - You Need To Do Something About This Bathroom, I shared that some properties need to be renovated, repaired, or improved. These improvements can be done at a reasonable cost. The value of the property can increase by doing some minor changes or complete renovations.   Our project involved a complete bathroom renovation; everything was removed from the bathroom for this relatively inexpensive project. Funny how some things aren't discovered until you move out. I got a call from a property manager last week about a wall that was "soft" and moist to the touch. It was right above the toilet, above the towel bar. The drywall was so soft that it easily push through. It looked like this when I got there. I had a good idea what the problem was, I had see it many times before. This water damaged area in the bathroom was centered above the toilet. If someone were to hang a picture, or decoration this is where the nail or screw would go to hang the object. Too often the drain pipe from the bathroom above runs right down the center of that wall.     That's what happened in this case.
