Just this past week, someone near and dear to my heart opened escrow on a charming home built in the year 1900 on Joy Street.  This house is going to be 110 years old in about two weeks, no joke!  So, just like every other escrow, it is contingent upon the loan, buyer inspection periods, etc.  Well yesterday, during an office meeting we had a guest speaker who happened to be Stacey Tjarks with ProSpect Home Inspections.  While he was talking, I heard him mention that he just recently performed an inspection on a home built in 1879 - initially I thought, WOW, that's an OLD house... and it's older than the one on Joy Street.  So, after the meeting, I decided I should pick his brain on what to tell my near and dear buyer to ask and look for in his home inspection that day at 12PM, which wa...

Interest rates on home mortgages edged higher this week, bouncing off record lows, but fixed-rate loans are still averaging well below 5% for those who are coming out of the recession with solid credit and can muster 20% down.Those lucky borrowers were getting 30-year fixed loans at an average of 4.81% for the week ending Thursday, according to Freddie Mac, the government-backed mortgage buyer and guarantor. On those loans, the borrowers were paying 0.7% of the loan amount in upfront lender fees including so-called points. Fixed rates on 15-year loans averaged 4.32% with upfront fees averaging 0.6%. The City of Murrieta held their 2009 Veterans Day Parade and Groundbreaking for their Veterans Memorial today. It was a Chamber of Commerce day, hazy skies keeping the sun from blistering the thousands of people lining Washington Avenue while more than 80 parade entries honored our Veterans. Vintage cars carried vintage Veterans, dignitaries paid tribute, the La Mesa Warbirds swooped overhead, there were motorcycle veterans, submariners from the silent service, marching bands, color guards, Boy Scouts, Cub Scouts and Girl Scouts by the troop.        It was my privilege to be one of the parade announcers this year.           Veterans marched, flew and rode by. Some in wheelchairs, some on crutches & canes, some with as regal bearing as when they marched into battle 65 years ago or more. ...

Since March of this year, I have had to tell many VA Buyers that there is very little chance for them to get their offer accepted on a Bank Owned property.  Riverside, County California has Bank Owned homes that are at affordable prices.  We are almost in the last quarter of 2009, and inventory is low, making competition for these affordably priced, bank owned homes, fierce. I've had that confused look of disbelief when I explain that banks are not in favor of VA offers, and I've learned to brace myself for it so that I can quickly offer offer proof and yes, a solution.  Virtually everyone in the country has heard the Federal Government has been giving away free money not only to corporations but first time home buyers as well. As with all things an end of time will come and the $8000 dollar tax credit for first time home buyers is scheduled to end on November 30th of 2009.
