Is it just me or did the month of June go by very quickly?  It seems like I just posted May's numbers a week ago!  I am guessing that July will fly by as well. I was very curious when I ran the numbers for June to see if they looked much different than May.  What I thought was interesting was the increase in the number of townhomes/condos that came on market in June.  Almost three times as many went on the market in June versus May.  The number of single family homes coming on market in June decreased, not sure if there is any trend here but it is still an interesting observation.  More single family homes were sold in June than May and more townhomes/condos were sold in May than June.  In June 2010, 24 single family homes came on the market , 43 homes sold and 26 are pending and the pr...

Today was the first open house for the new listing at 1963 Rock Street, #12, in Mountain View, CA 94043 It was a beautiful day, and being perched in amidst the treetops was delightful. Imagine my surprise when I looked from one of the decks and saw this sunbather at the pool: In case you missed it, I've cropped the photo below: Yep, it was a mallard duck. He and his partner come this time of year, spend a few weeks or so, then disappear until the next year, so say some of the neighbors I met today. OK, I've got to say it -- it quacked me up (sorry folks) especially when he went into the water to cool off!

I am always looking for things that are different and new.  So I was excited when I found out about Mobibucks in Mountain View CA.  Mobibucks allows you to turn your phone into a prepaid cash account to use with a variety of merchants around town.  You can pay for coffee at Dana Street Cafe using your phone or buy the next round of Margarita's at Fiesta Del Mar! I feel that real estate is at a real turning point and will be changed dramatically with new technologies.   Social Networking is already changing the way real estate agents interact with prospects, referrals, and clients alike.  I was looking for other new and different ways to work with my clients and I found that with Mobibucks. I am working with Mobibucks to change the kind of give-away's that Real Estate Agents are known f...

Every Monday I "Tweet" about the real estate activity in Mountain View CA.  How many new homes on the market, how many sold, and how many are pending.   Today I decided to take a look at the past 30 days and see what those numbers look like.  I thought the numbers and the details behind the numbers were interesting enough to blog about.   I love Twitter but you can not elaborate on the back story using a 140 characters.   This week's activity in Mountain View, CA 5 New on the market 10 Sold  10 Pending Sale Price Range-1.599M-399K   The last 30 days activity in Mountain View, CA 38 New on the market 31 Sold 31 Pending Price Range-1.35M-399K The first thing I notice looking at these numbers is that inventory is shrinking.  The number of homes coming to market does not come close to match...

One of the best ways to start investing in real estate is to buy small multi-family properties (two to four units).  Whether you intend to occupy one of the units or put tenants in all of them, they offer the opportunity to generate cash flow while establishing yourself as an investor and developing your skills as a manager. There are currently six properties on the market in Mountain View available for under $1.5M that have been on the market two months or more, an indication that the seller may be ready to negotiate.             4 units; $1,095,000; 134 days on market             4 units; $925,000; 81 days on market             2 units; $899,000; 129 days on market             2 units; $899,000; 107 days on market             2 units; $850,000; 129 days on market             3 units; ...

Gemello and St Francis Acres are great examples of the kind of lifestyle neighborhoods that Mountain View CA has to offer. Gemello and St Francis Acres in Mountain View CA are West of El Camino and have El Monte as the division between the two neighborhoods.  Gemello borders Los Altos CA on Jardin Drive and Karen Way.   Gemello is named after the winery and orchard owned by John Gemello before being developed in the 1950's.  Gemello primarily consist of two different developments, Blackfield Village and Excel.  Most of the homes developed were 3 bedroom homes with either one bath or one and half bath.  There are three parks in the area Gemello Park, Marich Way and Solana Court. St Frances Acres is bordered by El Camino Real, Permanente Creek and El Monte Avenue.  St Frances Acres has gr...

One of the first things we did as a family when we moved from Palo Alto CA to Mountain View CA was to start to look for our new hang out spot.  Dana Street Roasting Company quickly became the place to hang in Old Mountain View CA for us.  The coffee is great.  You can watch them roast it right there in front of you every day.  I prefer to drink decaf coffee but have a hard time finding something that still tastes like coffee.  No worries, Dana Street Roasting Company roasts an amazing Columbia decaf that tastes like the real deal.  You can follow Dana Street Roasting Company on Twitter @danastreet   Aaron's posts what is freshly roasted and what bands are playing on Twitter.  One of the most useful Twitter posts I follow.  They have a wide variety of live music on the weekends to fit ju...

The Google Story - A Video Story Book This just came out and was put together by the folks over at Google.  A two minute video that I expect will go viral shortly.  Takes you back from the beginning before Google, in 1995, when two mathematicians meet for the first time at Stanford.  Then you're fast forwarded onto the present "Google Wave!" It's Creative, It's Brilliant... It's Google. :-) "It's already had over 100 views!!" Get ready, I think they might be about to "Turn The Page!"
