    What is the current Mountain View Ca Real Estate market? Let us compare from August 2009 to August 2010 we can see some interesting changes. 1). The home inventory has gone up from last year’s 73 to this year 78 and the numbers of sold homes has gone up too from last year`s 18 to 27 this year.   2.) The average Mountain View homes sales price is higher this year. This August’s sales price is $979,796 vs. last August’s $911,055. The median sales of August 2010 is $940,000 which has gone up from last August’s $852,500.   3.) Last August took average 86 days to sell a home but it took 19 days this year. August 2010 Real Estate Activity Townhomes/Condos Mountain View CA In August of 2010 in Mountain View CA, 34 townhouse/condos came on the market, 23 townhouse/condos were sold and 31 townhouse/condos went under contract. * Of the townhouse/condos that went on the market 4 were Short Sales and 2 were REO's.  Of the townhouse/condos sold 2 were Short Sales and 3 were REO's. Of the townhouse/condos under contract 10 were Short Sales and 3 were REO's. The average number of days on the market for townhouse/condos was 73 days.  By removing the two townhouse/condos that were on the market for 369 & 370 days, then the average days on market is 45 days for townhouse/condos. August 2010 Real Estate Activity Single Family homes in Mountain View CA In August 2010 in Mountain View, CA, 21 homes went on the market, 29 homes were sold and 28 homes went under contract. * The average number of days it took to sell a home in Mountain View, CA in August was a little below 19 days.  The average house sold for $2000 over asking price.  One house sold for 55K over and one house sold for 49K under asking price.  The price range for homes sold in August 2010 was a high of 1.72M and a low of 498K. Mountain View CA Real Estate Trend   What is the current Mountain View Ca Real Estate market? Let us compare from July 2009 to July 2010 we can see some interesting changes:  1). The home inventory has gone down from last year’s 74 to this year 73 and the numbers of sold homes has gone down too from last year`s 33 to 20 this year. 2.) The average Mountain View homes sales price is lower this year. This July’s sales price is $960,656  vs. last July’s $996,515. The median sales of July 2010 is $925,000 which has gone up from last July’s $895,000.   3.) Last July took average 64 days to sell a home but it took 63 days this year. In July 2010, 20 townhomes/condos were sold and the highest price sold townhouse/condo sold for 920K, which was 36K below asking and lowest priced townhome/condo sold for 180K, 10K below asking price. Mountain View CA : Single family homes sold July 2010 In July 2010, 19 homes were sold in Mountain View, CA, 20 homes came on the market and 25 homes went under contract.   The number of homes sold in July 2010 in Mountain View CA was less than half the homes sold in June 2010.  The highest priced home sold in Mountain View CA in July 2010 was listed at $1.5M and it sold at list price.  The lowest priced home was a REO listed at 543,125K and it also sold for list price. It was great to see Mark Zuckerberg, the founder of Facebook speak last night.  He was the guest speaker at the Computer History Museum, and was interviewed by David Kirkpatrick (Author, The Facebook Effect) and Guy Raz (a weekend host on NPR).  Diane Sawyer was also in attendance.  I was able to score a 5th row seat, and perfect view.  Not to mention, that there was lots of food and strawberry lemonade before the event.  I think I was the ONLY person in real estate there.  I sat next to some ladies, and of course, said hi.  It was strange to be around so many people that were not in real estate, and no one was really networking.  Most were gorging themselves with the free food, some were nose deep in their iPhones or Droids, pretending to be doing something, so that no one would wonde...

I was at an awesome event in Mt. View CA last night, where the featured speaker was Mark Zuckerberg.  I am writing a blog post on the actual event, but am limited on time today.  So I thought I would share some pics from the event. Mark was great in the interview.  David Kirkpatrick and Guy Raz left a lot to be desired.  More to come tomorrow about what he talked about!  Diane Sawyer was in attendence as well.

In June 2010, 24 townhomes/condos were sold in Mountain View, CA.  The highest priced townhome/condo sold in Mountain View, CA sold for 932K, 17K under asking price.  The lowest priced home sold for 478K and it sold for asking price.  The lowest priced townhomes/condos sold for 79K over the lowest priced single family home in June 2010. The average numbers of days on market in June 2010 in Mountain View, CA were 26.2 for condos/townhomes.  Very close to the average number of days on the market for single family homes, which was 26.6 For the list price vs. the sold price I looked at all 24 townhomes/condos as it was a fairly small sample. In June 2010, 43 homes were sold in Mountain View, CA.  The highest priced home sold in Mountain View, CA sold for 1.452M at 102K over asking price.  The lowest priced home sold for 399K and it sold for asking price. The average number of days on market in June 2010 in Mountain View, CA were 26.64 when I did not include a home that was on the market for 687 days.  If I include that home the average days on market is 42 days.  As someone who was once trained to be a statistician I removed the outlier because I knew it would skew what the real picture of the number of days homes were on the market in June in Mountain View, CA.  I know that  a computer generated report does not account for these kind of anomalies, but I actually look at the numbers before I do the analysis!   For the list ...

Is it just me or did the month of June go by very quickly?  It seems like I just posted May's numbers a week ago!  I am guessing that July will fly by as well. I was very curious when I ran the numbers for June to see if they looked much different than May.  What I thought was interesting was the increase in the number of townhomes/condos that came on market in June.  Almost three times as many went on the market in June versus May.  The number of single family homes coming on market in June decreased, not sure if there is any trend here but it is still an interesting observation.  More single family homes were sold in June than May and more townhomes/condos were sold in May than June.  In June 2010, 24 single family homes came on the market , 43 homes sold and 26 are pending and the pr...
