  Get your GRIMY hands off my SELLER in Mountain House, CA. I have a coming soon short sale in Mountain House, CA.  The sellers wanted to move out prior to the house going on the market.  They signed the listing agreement a month ago, they also signed the MLS Disclosure stating they did not want the property to be put on the market for 30 days. I've been waiting for them to let me come take photos of the empty house, and get it on the market. As they were moving out, an agent driving by stopped and asked them if they wanted to sell the house. They told him, "Yes, they were going to short sale the property and they already had a REALTOR." Two nights ago, the San Francisco Giants most prized player, Buster Posey, was taken out at the plate by Florida Marlins player Scott Cousins.  I am a traditionalist when it comes to baseball.  Plays like this have been happening for 100 years and this is what makes this sport the greatest American sport.  Although I am a huge fan of Buster Posey, I do not feel that Major Leage Baseball should make any rule changes to this beautiful game.      Former major league catcher, Ray Fosse who was best known for being taken out at home plate by Pete Rose during the 71' all star game believes the rule should not be changed.   And for what it’s worth, Fosse, in an interview with the San Francisco Chronicle, said that he is not that impressed with calls to change the rules: “The game has been arou...

TECH HELP!  Emails gone wild and I need to save them. I know someone can help me.  I use Gmail, a friend uses Yahoo mail, same problem.                                     Here's my question.... we are attempting to go completely paperless.  How do you save your email correspondences?   I currently put them in a file within gmail, aka Label Them, per transaction.  Once the transaction is complete I want to burn them to a disk along with the rest of the transaction.  BUT HOW, without doing each individual email separately? I know there has to be a way.  I open to any and all suggestions so fire away. Thanks in advance!

Voting?  What we DON'T teach our kids.  As the mom of 5 kids, 2 of whom are old enough to vote I learned that #3, 19 didn't vote, isn't registered and i wondered WHY NOT. Basically FEAR.  He didn't know where or how to register. Typically you can do this at the DMV but since his license was gotten 3 years ago and he was too young to vote he didn't register.  Chances are real good, he'd wouldn't stop infront of a grocery store to register, answer the door to register, so where would be get this information? Secondly he was afraid because to put it simply he "doesn't know HOW."  How to what?  Analyse the candidates and the issues,  maybe.  How to go to the polling place?  How to fill out the ballot?  How to get an absentee ballot?  Just straight up HOW. Houses in Mountain House - Are you buying? If you're considering moving to Mountain House, CA I'd like to make a couple of suggestions. Short Sales are worth waiting for when it's your DREAM HOME.   This is the story of one such family, who's patience turned into their dream home. The first home they ever walked into was a short sale.  There were multiple offers on this home.  Their offer was rejected, however the listing agent said she'd let everyone know if anything happened with that buyer.   Off we went shopping for the perfect house, 4 months later, numerous homes looked at in Mountain House without an offer accepted.  Investors were paying cash for almost everything that came on the market in Mountain House. Horton.    D.R. Horton has purchased the balance of the previous Centex "Hawthorne Project" and the balance of the Lennar "Palisades" project.   TRIMARK is working with D.R. I was there -- were you?  Mountain House's Music in the Park.  It was gorgeous Saturday night, there was a breeze (well this is Mountain House, and the 'fans' were on in the hills).  There were 500- 600 familes hanging out in the grass listeing to the Music in the Park in Mountain House, CA.  There were a lot of little kids who danced their hearts out to the sounds of the Sun Kings who perfomed music by the Beatles.  Most of the songs I'd heard, some were "side 2" and were completely new to me. Bring a picnic, leave the alcohol at home, it's not allowed unless you purchase it inside the orange fence. Short Sale Sellers 101 - as a Realtor who has specialized in short sales as part of my business for the past 6 years I hear this question a lot. "I Paid for it, Can I take it with me?"  1) Appliances - stove, oven, dishwasher - DID you upgrade from the one that came with the house when you bought it?  If NO, then it should stay, if yes, then REMOVE and REPLACE prior to you photos of the interior of your house, or putting it on the market for showings. 2) Window Treatments - blinds, plantation shutters, curtains, etc.  The California Listing Contract states that the window treatments are considered attached and there fore would be required to stay.  However, if you want to take them -- see above -- REMOVE and REPLACE prior to your Mountain House Home have photos taken of it, or a single ...

I recently had a short sale approved -- actually 2.  One in Manteca and one in Mountain House, CA Personally I have questioned hardships and been certain others were not a hardship.  My opinion and the banks appear to be very different.  What am I missing? I called my buyers -- YEAH - your short sale offer has been approved by the bank... now what..... 1) Get your deposit into escrow if you haven't already.  How do I do that?  You can mail the check directly to title, you can give it to me and I'll deliver it to title or you can take it there personally.  Bottom line you have 72 hours to get the check to the title company. 2) We need to schedule any inspections that you want.  Yes Inspections, Yes I have people who I use all the time -- I have a whole team.  You need to decide what inspections you want to do. 3) If you want to do a pest inspection or roof inspection I will be happy to schedule those for you.  The house is 2 years old and occupied, it's your call.   I strongly encourage you to do a Home Inspection - at the very minimum. Today as I was waiting to hear from the title company that one of my short sale listings was on RECORD -- yes that means that title has transferred-- I get the call...... My listing in Mountain House NOW has an approval.  The approval letter does say "Please close this by Septemeber 10." The buyers are SOOOO excited, they have been trying to buy a house for months.  Finally this short sale came up that was worth waiting for.  Have we kept looking, sure, but nothing compared to this house. The Sellers are so excited, they will owe nothing, the deficiency will be waived, no payment is being requested of the seller.  Chase took a while, but now that it's hear, it was worth the wait. There are lot of home owners in Mountain House that wonder if a short sale is right for them.  I can't/won't...
