By Chris B Johnson Realtor,  Moorpark Short Sale , Thousand Oaks Short Sale, Simi Valley Short Sale, Moorpark Short Sale  Ventura County Short Sale, If you are thinking about purchasing a home right now, you are surely getting a lot of advice. Though your friends and family have your best interests at heart, they may not be fully aware of your needs and what is currently happening in real estate. Let’s look at whether or not now is actually a good time for you to buy a home. There are three questions you should ask before purchasing in today’s market:  1. Why am I buying a home in the first place? This truly is the most important question to answer. Forget the finances for a minute. Why did you even begin to consider purchasing a home? For most, the reason has nothing to do with finance...

By Chris B Johnson Realtor,  Moorpark Short Sale , Thousand Oaks Short Sale, Simi Valley Short Sale, Moorpark Short Sale  Ventura County Short Sale, Billionaire money manager John Paulson was interviewed at the Delivering Alpha Conferencepresented by CNBC and Institutional Investor. During his session he boldly stated: “I still think, from an individual perspective, the best deal investment you can make is to buy a primary residence that you’re the owner-occupier of.” Who is John Paulson?   Now that the housing market has stabilized, more and more homeowners are considering moving up to the home they have always dreamed of. Prices are still below those of a few years ago and interest rates are still below 5%. However, sellers should realize that waiting to make the move while mortgage rates are increasing probably doesn’t make sense. As rates increase, the price of the house you can buy will decrease. Here is a chart detailing this point: M

By Chris B Johnson Realtor,  Moorpark Short Sale , Thousand Oaks Short Sale,Simi Valley Short Sale, Moorpark Short Sale  Ventura County Short Sale,The market has been cooling over time and prices have recently flattened. Despite the consistent decrease in Market Action Index (MAI), we're in a Seller's Market (where significant demand leaves little inventory available). If the MAI begins to climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer's zone, watch for downward pressure on prices.   Pricing your home correctly the FIRST TIME is more important than ever! By Chris B Johnson Realtor, Moorpark Short Sale ,Thousand Oaks Short Sale, Simi Valley Short Sale, Moorpark Short Sale , Ventura County Short Sale, Fannie Mae recently released a report revising the waiting periods for distressed borrowers with a derogatory credit event such as a foreclosure, bankruptcy, short sale, or deed-in-lieu of foreclosure on their credit history to obtain a new loan. For borrowers with a short sale or deed-in-lieu of foreclosure on their record, Fannie Mae’s new mandated minimum waiting period to become eligible for a new loan is four years. The time is shortened to two years if there are extenuating circumstances. According to Fannie Mae, extenuating circumstances are defined as “nonrecurring events that are beyond the borrower’s control that result in a sudden...

We are often asked why there is so much paperwork mandated by the bank for a mortgage loan application when buying a home today. It seems that the bank needs to know everything about us and requires three separate sources to validate each and every entry on the application form. Many buyers are being told by friends and family that the process was a hundred times easier when they bought their home ten to twenty years ago. There are two very good reasons that the loan process is much more onerous on today’s buyer than perhaps any time in history. The government has set new guidelines that now demand that the bank provebeyond any doubt that you are indeed capable of affording the mortgage. During the run-up in the housing market, many people ‘qualified’ for mortgages that they could neve...

By Chris B Johnson Realtor, Thousand Oaks Short Sale Map, Simi Valley Short Sale Map, Moorpark Short Sale Map- Ventura County Short Sale,  New reports are revealing that the number of months’ inventory of existing homes available for sale is increasing. Some of these sellers are moving up, some are downsizing and others are making a lateral move. There is no way for us to predict the future but we can look at what happened over the last year. Let’s look at buyers that considered moving up last year but decided to wait instead. Assume, last year, they had a home worth $300,000 and were looking at a home for $450,000 (putting 10% down they would get a mortgage of $405,000). By waiting, their house appreciated by approximately 10% over the last year (national average based on the Case Shil...

by chrisbjohnsonrealtor By Chris B Johnson, REALTOR® Moorpark Short Sale Map- Ventura County Short Sale, Moorpark CA – The next step in your path to an improved credit score is to do what they say on the shampoo bottles: Rinse and Repeat. Click here to discover how other sellers successfully did a short sale and avoided foreclosure. In the Rinse and Repeat phase, you just keep working their system. Here’s what I mean: You send in a dispute, maybe disputing the date that the account was opened, and the credit reporting bureau can’t verify it, and they pull the whole listing off your report! You can’t keep submitting the same dispute reason over and over again to the bureau – they will view you as a nuisance and will dismiss your disputes as frivolous. Also, don’t bombard these folks with...
