Time to get your "Yee-Haw" on and come down to Lake Mission Viejo to hear a FREE Concert by Glen Campbell. Every year the Mission Viejo Lake Association offers a concert series for it's members and guests. These free concerts require only a beach chair or blanket and your good nature. Sit on the sand or save space on the green in front of the stage. Saturday July 23, 2011 7pm Main gate opens at 6am to get good seats. Once members (with ID) have entered the gate they will be given wrist bands of various colors. Randomly, the colors will be called and members can enter and place 1 blanket in the concert area. Once all colors have been called, members can re-enter and place chairs and/or additional blankets, if room.

  Why Am I Blogging When I Could Be On A Lake? Could be because I haven't bought my new "baby" yet. You might be able to tell that my "baby" is going to be a kayak. I've been coveting (uh, oh) some of the kayaks I've seen floating by our dock in the mountains for a couple years, but my claustrophobic tendencies have kept me from pursuing this very far. But I have found a solution: Ride on top kayaks Didn't even know they made them actually. Well that's not completely true....I didn't know they made plastic ones, not a fan of inflatable products. Then my road trip buddy bought herself a paddle-board and insisted I hit our Mission Viejo Lake and join her, I used the Hobie Plastic ride-on-top kayak, and loved it.   While showing a very nice home to a potential buyer yesterday, the daughter pulled me aside and whispered.... "You're Going To Need To Use The HARD Sell On Her" Took me by surprise! It was a perfect house for her, she was saying how much she loved it, the price was right....what's the "Hard Sell" all about?   In 2010 the ACLU sued the State of California and specific School Districts over required fees to participate in extra-curricular activities. This includes Marching Band. The ACLU stated that since the state is required to provide a free public education, students unable or unwilling to pay to participate in these activities cannot be excluded on that basis. I'm not going to argue for or against this point! I will say, that I cannot believe that in our school, any child would be excluded by the inability to pay....and in fact have contributed extra many times to  compensate for this...as have many other families I'm aware of. This picture is misleading...but makes my point. This beautiful home can be sold and the homeowner can emerge somewhat unscathed...if they act. We all know about short sales and loan modifications, but what about the equity seller who can't make their payments? True hardship! They lost their jobThey have unexpected medical problems, or billsThey have become disabledThey have lost a spouse...death or divorce Don't delay looking into options. These are situations which an equity seller can face and have no idea what to do. They don't qualify for a short sale....they aren't short. We have all heard about the delays and long waits attached to short sales, but that's not the only transaction which can cause frustration for our buyers. BanksCourtsLLCsTrusts All these entities are parties to transactions these days which can, and do, cause delays. Often the buyer hears "flipper" or "bankruptcy" and expect a fast and fair response to the offer, but I am now 10 days and counting waiting for a Trust Committee at a bank to respond to our offer, and I'm seeing more of this. Banks: Banks come into play in short sales of course, and we've come to expect it. But also the bank-owned homes can respond in a very slow manner.
