Okay, maybe not quite that crazy but I thought it was a catchy title nonetheless...Staying on that note, my husband and I attended the annual Fantasy of Baskets at the Kay Cecernos Senior Center this Saturday located right here in Menifee. This annual fund raiser which includes a champaign breakfast and Supervisor Stone had a fantastic turn out. About 45 people in all showed up and some incredible baskets that were donated by various businesses in the community. There were about 50 donated baskets and the money went towards supporting the Senior Center. It was great to see such a fantastic turnout and an enthusiastic group  of people. I was getting feedback from agents that one of my listings just didn't have any personality. It is a vacant listing and has been on the market for sometime. No problem attracting people into the home, just no offers....what, with all the competition out there I realized I must make this house outshine the competition here in Menifee. So I decided to put my homestaging hat on and get to work. What was once an empty listing now has some great personality...I started with the kitchen. I have a real affinity for really...and I mean... really helping sellers sell their homes. And that means some rearranging of furniture and getting rid of some clutter. Sometimes this can be a real sensitive topic for clients. I find that if I can use diplomacy and convince the seller that their home is not longer a home but a product it seems to help a bit. I find myself to be a bit more hands on than possibly many. I remember one listing my husband and I showed up at the house (ofcourse we had permission) with a powerwasher, hedgetrimmer, wallpaper remover, and 3 gallons of paint ! aye...yie...yie...but what a payoff it was!  The house was previously an expired listing and a neighbor referred me to the seller which lived out of the area...we cleaned up the yard, removed the wallpaper ...

I don't know about everyone else, but we are definitely seeing alot more buyers out there in recent weeks. Open Houses are buzzing with potential buyers and investors are looking for some great deals. Our office just had a record month last month!  Our board was completely filled not only with new listings but sales as well. I am definitely feeling more optimistic that the market is turning around. And when buyers ask me 'Have we Hit Bottom Yet,' I simply respond...we won't know until six months after the fact...so don't wait to buy as it may be too late!  That is the best advice I can give to someone that may be sitting on the fence or waiting for prices to drop further. Palmilla on the Green in Menifee is a great neighborhood! I love working in this neighborhood and meeting all the wonderful residence. I especially enjoy meeting the folks while I am farming. Yes...,I do farm!  It makes me feel like one of the locals when they invite me in for a glass of cold ice tea and want to sit and talk about Realestate!  The clubhouse is really an inviting place too! In the summertime, residence enjoy splashing around in the cool pool socializing with neighbors or tucked away in a corner reading a book. The clubhouse also has events most holidays and has social get togethers such as martini parties and chili cookoffs. Many people are attracted to the golf course. Some homes are located on the golf course and have great views of the mountains. This senior community...

It was a long road. I was the listing Agent for an adorable couple. He was 95 and his cute wife 88~~ in Palmilla on the Green ~~a lovely 55+ golf course community  located just off the 215 freeway and Newport in Menifee. Another Agent had the listing for 6 months prior and it expired. The clients knowing my diligence called me and it was an instant connection with the sweet couple. We had the house on the market for only 30 days and got an offer. I thought...Wow...this is great!  But we fell out of escrow because our buyer could not sell their house! Ouch!So we put the house back on the market. We never gave up hope that we would find a buyer. I held Open Houses nearly every weekend, come rain or shine...even through football season while most people were watching the Green Bay Packers ...

Being a member of the Menifee Community for nearly a decade now, as I recall Menifee was merely a dot on the map. I remember when I first bought my home in 1999, I had never even heard of Menifee. I had been a resident of Murriet for nearly a decade before I had even heard of Menifee. But something has changed in recent years. Homes are being built left and right and the town is really growing. Menifee has been a bedroom community to commuters for sometime now. If residents of Menifee wanted to do any type of shopping or dining we needed to head south to the big cities of Murrieta and Temecula (both with a population of 97,000!). After putting a lot of time and effort into my website, I am starting to see a significant increase in traffic for Temecula, Murrieta, Wildomar, and Menifee.  Of course these areas are my main markets and I study up on them every day so I tend to add information for local business on their sites, etc.  Lately, I have often been asked to help with community blogs, sites, articles, etc.  Which I love to do since it is yet another way to educate interested home buyers and sellers out there.Until recently, I hadn't really seen much response from these, nor did I expect it.         Menifee- Countryside Marketplace has broke ground summer 2007.  Target, Kohl's, and Lowe's have signed in as anchors for the new $50 million retail center.
