Temecula Wine Country I have been working with 3 sets of buyer's in recent weeks. I have one set of buyers that live in Temecula Wine Country and are looking for an investment property. Today we placed an offer on a very nice home that is 3100+ square feet with 4 bedrooms. Nice corner lot with very nicely landscaped backyard. This property is a short sale. List price was $350K Mapleton in Murrieta The next couple I worked with  today was a very nice couple that currently live in Orange County. They would like to buy an investment property to rent out. They like Murrieta and may eventually move here. This house was beautiful. It has 5 bedrooms, 4 baths and home has a pool. Beautiful granite countertops and dark woodwork throughout. List price was $299K. I also introduced them to Menifee....

I live in Menifee Valley which is an area just north of Temecula. I had a really interesting call from a client today asking about Romoland. Romoland is located on the outskirts of Menifee  just east of the 215 corridor and off the 74, both east of Menifee Road and north west of Menifee Road. This is where I thought Romoland was until today I recently discovered Romoland is also located just north west of Murrieta Road and Rouse! I found this really interesting as I always thought this was Sun City! Most clients too believe this to be Sun City and not Romoland. When representing buyer's, I think this opens up a whole new area of opportunity when trying to locate properties. Whatever happened to 'three times' as being the lucky number? That is certainly not the lucky number when placing offers on properties these days, at least here in Menifee CA!  I have been working with a very nice couple in  recent weeks trying to get an offer accepted. How high can we go seems to be the catch phrase these days! What buyer's need to understand is that List Price is not, may I repeat NOT the sales price on a property. Seems hard to believe when I tell my clients that on an REO listing, the list price in most cases is the starting price. When a client sees a two story home with a pool and on a corner lot listed for $150K, they get all excited and goose bumpy. Just the facts mam. Here is the latest in Real Estate in Menifee, CA Real Estate. Menifee Active Properties Currently there are 193 active properties in Menifee, 92584. That may seem like alot, but here's the break down: Of those 193, 180 are single family homes and do not include condos, townhomes or manufactured homes. 68 of those properties are Standard Sales. This number can be a little deceiving, thinking that there are more Standard Sales coming on the market, but those 'Standard Sales' include investor flips. 78 of those properties are Short Sales. 40 of those properties are Bank Owned Homes. Menifee Pending and Back Up Properties In contrast to available properties there are currently 100 properties in back up status and 175 currently in escrow.

Dear Mr. & Mrs. Home Seller, Have you ever wondered..."hmmmm....Why hasn't anyone looked at my home for sale?"  Of course you do, and maybe your agent IS right and you have it priced high? Yes. I must be a work aholic! When I should be at a New Years Eve Party and toasting in the New Year with Friends, instead I just met with a client and submitted an offer on a very nice bank owned single family home in Menifee. The market's tough and any kind of competitive edge I can get....I'll take! After countless offers for my clients, let's hope while everyone is is partying my offer will be one of the only ones submitted and we can get an acceptance.... Happy New Year and wish me luck!

First of all I apologize! I meant to write a Merry Christmas Blog before Christmas and not days after! Out of town company brought business to a temporary hault. But we had a fantastic time. As a local resident we spent Christmas Eve enjoying the Christmas Light display and walking from house to house enjoying hot chocolate and bonfires at Belcanto on the Lake. I have to say that this is the first year we took a strohl to this neighborhood on Christmas Eve. I was absolutely blown away by the hospitality from perfect strangers in this wonderful community. The air was wonderfully crisp and full of joy. I look forward to New Years as well. As a resident of Menifee Lakes, every year my wife and I drive around the neighborhood (Menifee Lakes Belcanto Tract, in particular) to look at all the  decorated homes.  There was a Sleigh pulled by Clydesdale horses, Christmas lighted golf carts, lighted wagon rides, fire pits, music and Christmas cheer and beautifully decorated homes where ever you looked. I would like to share with you a couple photos of one particular neighbors (garage) who wins "Best Decorated Home" every year from the Menifee Lakes Master Home Owner's Association.  I must admit, well deserved!  If you're in the area, be sure to stop by and see it before it goes back into storage for the year! That is what I had to tell my friends after they've already suffered through a difficult year (2009).  They have dealt with hardships,  unsuccessful loan modification attempts and a bankruptcy.  After foreclosure they rented a home through a property management company who told them the home was not in foreclosure.  At the time, I had looked up the address on-line and confirmed that the home was not showing as a foreclosure, but warned them that the web site I used was not immediately updated.  During a recent visit with me they asked me if I knew "How much their recently foreclosed home had sold for?", so I looked it up and told them.  They then wanted to know, "How much did the house they were renting originally sell for?", so I looked it up and...  .....Whoa....FORECLOSURE....with No...

I recently met a very nice elderly couple that lived on the outskirts of south Temecula (Aguanga to be exact). They called me to short sale their dream retirement home due to some health issues. They were devastated that they needed to move from a remote area to a more heavily populated area where they would have access to doctors. With 50 years of excellent credit along with a history of always being a homeowner, renting seemed like a hard pill to swallow. So we got creative. 1.  TAKE AN 'OFFENSIVE DRIVING' COURSE -  a couple reasons; Designed to teach the fine art of changing lanes (up to four at a time) on a busy freeway, squeezing between two cars on an exit ramp while stopping in time NOT to crash into the vehicle in front of you or from behind. I keep reading comments on all the blogs about how this ruling will NEVER stand-up! Here's the quick and dirty:  Couple buys house, couple falls into financial hardship, couple late on payments, lender starts foreclosure on house, couple says "wait lets work it out", state says lender to conference with owners, lender refuses to conference 'nicely' with couple, judge gets angry, lender loses, couple awarded home free and clear! Whether it holds up or not the judge sent a strong message to every one in the industry.  Whether you agree with me or not....I say; IT'S ABOUT TIME! "BLACK FRIDAY" is generally the Friday immediately following Thanksgiving Day in the United States and typically the kick-off of the traditional Christmas shopping season. What suprises me, is that in this day of "Political Correctness" someone hasn't come along and decided that the descriptive name of this busy shopping day does not seek to minimize social offense in gender, racial, cultural, sexual orientation, handicap, and age-related contexts. After much work and long hours I have the wonderful satisfaction of saying 'Congratulatons' to some wonderful first time homebuyer clients of mine here in Menifee.  The scenario was a bit tricky. First time buyers with an FHA loan. The challenge was finding a horse property that already had many of the ammentities as well as at least one acre of land. The budget was under $200K. We tried going to Anza and Aguanga and even Hemet and Romoland where properties are much more affordable, but  either the distance or the area just wasn't the right fit for my buyers. Finally, we found an area in Menifee, CA that we really liked but properties were either run down or just not the right fit. We searched and searched..alas, we found a fantastic 2 acre property with 2 acres and a pristine manufactu...

So it's THAT time of year again!  When the real estate market seems to just dry up and nothing seems to be happening, sales seem to be slower, and some make the mistake and say..."Well, I'm going to wait until next year to buy/sell my home!."  Let's quickly look at some reasons homes sales seem to be slow: Buyers - have decided to wait to buy a home "until next year".  Why? I know we have been experiencing multiple offers here in Riverside County's Real Estate  market, but up to 40 in two days!!! This is a new high for potential buyers submitting offers on homes here in Riverside County. With REO properties being limited to approximately 25% of active listings and short sales taking up 75% of the actives, people are panicking and creating an offering frenzy.
