What were you doing at 2:17am this morning? I had a tremendous head ache after the Lakers-Celtics game and I was lying in bed awake. I am one of those armchair coaches who amerces himself totally into the game, and boy this was a stressful game. Next thing I know is, the bad shaking, it was a small earthquake. According to the US Geological Survey this was a 3.6 magnitude temblor and was centered about four miles west of Redondo Beach at a depth of 8 miles. Thankfully this was minor and did not even make it into the major news. Since I live in Marina Del Rey, I felt this brief and mild jolt which lasted about a second or two. Marina Del Rey, CA Condominium Market Report for April 2010. As you have gathered I have been extremely busy with buyers and sellers during the past month, hence a bit delayed still interesting, In light of the fact that the media outlets are still talking about March's statistics. There were 134 Active listing during the month of April. The least expensive Condominium  for sale was for a one bedroom one bath 870 sq ft of living space for a mere $318,000. Hard to believe we are seeing Condominiums South of $400,000. Then on the other direction the most expensive on the market is a Penthouse Unit three bedroom three bath 2150 sq ft of living space for $2,995,000. Marina Del Rey,CA Condominium Market Report for March,2010. Well the Spring Home buying season is upon us. Major League Baseball had its open games already. So with that let us see how the Marina Del Rey home buyers decided as well as the sellers. The inventory appears to be comparable. For the month of March there were 141 active listings. There were only one more than the previous month. Now properties in Escrow had a dramatic down turn for the month of March, from 79 properties there was an unbelievable drop to 20 properties in Escrow. Of the 20 Condominiums in Escrow 6 are still accepting back- up- offers, and 14 have removed all their investigation contingencies. Marina Del Rey, CA Condominium Market Report for February, 2010 I live in Marina Del Rey, CA a small beach community, hence I am always asked (by neighbors and anyone who recognizes me as a Realtor in Restaurants, on the Beach or in the Grocery Store)"... Marina Del Rey,CA Condominium Market Report for January 2010. I can hardly believe how fast this month went by. Good news was I was busy handling four Escrows and two of them closed. The others I am trying to keep together. There are some very telling numbers and graphs to support the activities in the Marina Del Rey,CA Market Report Summary for 2009. As I mentioned earlier I have never seen such an active November and December as this past year. The numbers are here to confirm that. There was a 286% increase over December of 2008. How about that for people being too busy with the Holidays. The graph above shows you The Number of For Sale Properties by Month. Very interesting how little inventory we have for sale. Equally telling is the Supply & Demand by Month. Inventory is down by 41% and number of sold properties are up by 77%. Marina Del Rey,CA Condominium Market Report Part #1. (2009 vs 2008 summary and comparison) As I previously indicated the Information will be detailed and very interesting.  My first chart is the Median Sold Price by Month comparison. December 2008 vs. December 2009. The median Sold price is down by 12%. This in the big picture, what we went thru, a tumultous 2009 with the economic and real estate meltdown is very suprizing. I was expecting just like many of you to be worse.   So to recap the  December 2008 the Median Sales Price was $544,000 and in December the Median Sales Price was $569,500.   Marina Del Rey, CA Condominium Market Activity Report for September 2009  September was a very busy month for many Realtors in the Marina. Every one I spoke to seemed to be going into or coming out of Escrow. I have noticed many times that it takes two attempts before something closes.  Looking at the Active Condominiums as of October 1st there has been a nine per cent drop in the inventory. Coming from 184 Active listing to 169 tells a lot, fewer choices in the next few months to pick from.  The Condominiums that are currently in Escrow consist of 23 still waiting to remove their contingencies and 40 are solidly pending. I love writing about Marina Del Rey, CA. I live here and I am passionate about this seaside town that is only 47 years old. Los Angeles is famous for many things, one is the Entertainment industry and the other is Los Angeles loves everything that is new. Hence in the big picture Marina Del Rey is New. A suburb of Los Angeles,CA.  Thanks to President Eisenhower's signing of the River and Harbor Act in 1954 the building of Marina Del Rey came about. I have compiled the Marina Del Rey Condominium  Market report for August.  The numbers seem very consistent with July’s Active Listings. Currently there are 184 Active Condominiums on the Market, compared to July it is one more. Properties that are in Escrow and Accepting Backup offers as well as Pending are amazingly similar as well. There are 26 properties where the Buyers have not removed their contingencies and there are 37 that have removed all their contingencies. The numbers are virtually identical.  I just read somewhere that the Pending Sales Index has only been tracked since 2001. This I found quite interesting, since the Pending numbers are the indication what the following month will look like. Marina Del Rey, CA Condominium Market Report for July 2009. I have been covering three different micro market areas on the West Side of Los Angeles and the trends are very similar. Month over month since January the volume of sales have increased.  This is interesting news for the over well being of the Real Estate Market. I am particularly interested in the Marina Del Rey Condominium Market, since not only do I sell here, but I live here as well.  Currently as of July 31st 2009 there are 183 Active Condominiums on the Market  Accepting Back Up Offers are 26 Condominiums  There are 33 Condominiums where the buyers have removed all contingencies and are solidly pending.  For the month of July we had 22 Condominiums that Sold.  If you compare to the month of June you will be pleasantly su...

Since Real Estate has picked up, I have been so busy that I did not have time to take a stroll by the beach. Yesterday I decided to take a walk. I was amazed at the number of people by the Channel, did not think much of it and I continued on my stroll. Then I saw two News Media vehicles, now my curiosity was peaked. What is going on?  Had a watched the news for the past few days, I would have discovered that since last Friday we had a 20-foot-long California gray whale in our channel. Evidently the whale would go out eat and return to the channel. How exciting is that, needless to say I did not have a camera with me, no need anyway, the whale has not been seen since 08:30am according to the ones in the know.  So I came home disappointed and turned on the news, sure enough the News Media...

As I indicated in my other Market Reports, I have noticed a large increase in Activity, from traffic at Open Houses to Offers being written. There seemed to be activity of the caliber, what we were used to as Realtors in previous years. I am referring to the 2001 to 2002 timeline. When buyers were looking for "good deals" and writing offers on properties that seem to be listed 15-20% below market.  The Active Condominium listings have dropped from the month before to 184 for the snapshot of May 31, 2009. The least expensive listing is a one bed room one bath Condominium in the Marina City Club at a list price of $329,900.00. The most expensive listing is located on Ocean Front and the asking price is $5,400,000.00 this is a four bedroom four and a half bath home waiting for a discrimina...

Marina Del Rey Condominium Market Report for April 2009  April has been a very interesting month. A challenging environment to say the least, the market has been changing almost daily. So I was just as curious as you to see how the numbers came out.  Every agent I have talked to felt that there has been more activity recently then before.  Now with this introduction let's see the actual numbers.  The inventory has again increased. There are currently 199 Active Condominium Listings in Marina Del Rey, CA Interestingly enough there were 17 properties that were accepting Back up Offers.
