Speechless Sunday: a fun Sunday afternoon in Marina Del Rey, CA 90292 well Diane wanted to stop by the beach. It was a perfect Sunday afternoon, my deals were being auto pilot hence I was all for stopping in where we used to live for ten years of our lives. So with that said we took Holly along for the ride. This was the second time she has been to the Marina and she loved it. She enjoyed sniffing and it was just perfect many other dogs were around and the beach was not crowded. Clearly she loved walking on the sand too.  In case you are wondering Marina Del Rey is next to Venice Beach and the vibe is totally different.  Wishing you a safe and healthy life and I look forward to your comments. If you are looking for a knowledgeable, focused and goal-oriented Realtor in the Beverly Hills ...

In case you did not know, the Los Angeles Country Department of Beaches Harbors has jurisdiction over the Land Leases in Marina Del Rey, CA. Many people are surprised to hear that Marina Del Rey is remarkably as  in London the property owners do not own the land. They lease if from the County, the State or the Country. One of the last remaining “Old Marina Del Rey” is Fisherman’s Village and Mariners Village (another post to follow). As you drive from LAX (Los Angeles International Airport) heading to Marina Del Rey as you make the first turn to the Marina, the first sight you see is the blue and white lighthouse. It reminds you of a quaint New England fisherman’s village with the colorful buildings on the water  front. The view is utterly New England or alternatively could remind you of...

Most people who are not from the Greater Los Angeles area are surprised what a large rental population we have. So with that said let us look at the Marina Del Rey, CA Community Overview: This is not unusual if you saw what ocean view condominiums are selling for as well as townhomes that are walking distance to the ocean, then you will understand that it is actually a relatively low number. When we lived in Marina Del Rey, we used to see many well known Sports figures as well as entertainment industry people whom even I recognized:))Yes, Marina Del Rey, CA has a very hip and young vibe to it. Clearly when we lived there Diane and I used to say wow we should have moved here 20 years ago:))Now if you are looking for a knowledgeable Realtor to represent you in the purchase or the sale of ...

Early Voting can be a challenge. Over the years I have wondered what the benefit of early voting is? Then I was pondering why would one want to vote early? I understand that when you are in the military you need to vote early so your vote can count.   When I was in the military life was simpler. Most of the US Mail was delivered. No one questioned will your votes not be counted.Fast forward to 2018 and we are always concerned will our votes be counted. So, when the National Association of Realtors decided without input from the membership that there should be a gathering in Boston, MA during the Mid-Term Elections, my first reaction was WHY? Then to boot, why Boston, MA when it gets cold and rainy at this time? Needless to say, I am digressing.Clearly this decision by NAR, created some ...

The Marina Del Rey, CA Condominium Market Trends Report is published... Marina Del Rey has always been very desirable, most people like the convenience to being close to all the action of Santa Monica and the convenience of being less than five miles from LAX also known as Los Angeles International Air Port. Then to boot to be less than nine miles to Beverly Hills and still have the Pacific Ocean as your back yard.Hence this desirability, maintained and increased the entry  point to be a home owner in Marina Del Rey, CA. Then when Silicon Valley became cost prohibitive for most of the Tech Start Ups. Marina Del Rey became a magnet. Hence Playa Del Rey, Playa Vista, Santa Monica and Marina Del Rey was called Silicon Beach. Hence with such background I am sure you will not be surprised wh...

The Marina Del Rey, CA Condominium Market Report is published...The biggest attraction to Marina Del Rey for buyers and renters is the close proximity to the Pacific Ocean as well as Santa Monica and Beverly Hills to name a few. All reachable and are less then ten miles from Marina Del Rey. Needless to say another great benefit is to be three miles to Los Angeles International Airport aka LAX.As you can see there is still a very tight inventory for potential buyers of Condominiums in Marina Del Rey.Even though the days on market have increased, do not be fooled it is still very much a sellers market.  The only benefit buyers can see is that they have an opportunity to think over what they plan on offering for the property, instead of the standard "give me your best and final". If this t...

The Marina Del Rey, CA Condominium Market Trends Report is published.  As you can see inventory has increased and this of course has all the buyers excited. Ironically many people were complaining that inventory was scares now they are worried that this is an indication of the market changing. Now if you had views like this do you need to worry? My answer is no, just enjoy living here... now let's look at how the sales numbers turned out. BTW I took this picture from Killer Cafe' today a fantastic laid back Marina Del Rey Restaurant that is open would you believe it 24/7?Fewer Sales, have take place compared to month over month if you look at the previous two years. Seeing these numbers I suspect the Days on Market has increased as well.Realistically this is not surprising, but do not le...

Marina Del Rey, CA is one of the best beach towns in the greater Los Angeles area. It never gets old it has a vibrant and young feel to it. I have lived in Marina Del Rey, CA for about eight years and I have wonderful memories of my time here. Needless to say always love to help buyers and sellers either move up or move into this community. So with  that said let's look at the Condominium Inventory: As you can see inventory remains very tight and buyers need to be ready to step in when they see a Condominium that fits most of their needs and wants otherwise they will miss out to another buyer!Let's look at the Days on Market Numbers:  Marina Del Rey, CA 90292 remains a very strong and fast seller's market. I do not even have to see the sold statistics. I am confident prices have increas...

The latest California Trends: Electric Scooters time to regulate them…Just to give you a little background: I have been one of the early proponents of the Bike Share Program when politicians were studying them in Beverly Hills, CA and Santa Monica, CA. I have written way back then about the foolish waste of money and time that both local governments were about to spend when all they had to do was look at the feasibility study that Boston, MA did way before and were already implementing it successfully. Many years later you can see the Bike Share program working extremely successfully all over Venice, CA, Santa Monica, CA, and Beverly Hills, CA and Los Angeles, CA to name a few of the local communities.Recently in the past six months I have noticed abandoned Electric Scooters in Marina De...

The Marina Del Rey, CA Condominium Market Trends Report is published.. Those of you who read my Blog Post regularly might think that I am just cutting and pasting my last Market Reports. Honest it is new information but the message sounds familiar. Inventory is tight, there are few listings and prices are increasing. So with this introduction let's see how the Marina Del Rey, CA Condominium Market has fared...Clearly you can see inventory remains tight. So therefore I would not be surprised that Days on Market has been shrinking as well. I noticed that the Condominium Market was fast in Marina Del Rey, CA but even I was shocked how fast the market is moving. Clearly I am not surprised that the prices have increased. The answer is easy, interest rates have been inching up and Marina Del R...

The Marina Del Rey, CA Condominium Market Trends Report is published. Should you have specific questions please reach out to me directly via email or feel free to call me. As you can see for the past three years inventory has been tight. I was accustomed to when we had three or four times more Condominiums for Sale and it was not that long ago....Now let us look at the Days on Market statistics, they are usually very telling...I knew it was a fast market but these numbers really surprised me. if the average is 12 days that tells me that most of the listings sold on the first or second day. Hence the odds are very likely that they all sold in Multiple Offers...After seeing the Days on Market statistics the next chart will not surprise me...let me guess prices have increased year over yea...

The Marina Del Rey, CA, 90291–90292, 90295 Market Report is published... The inventory is improving, this is clearly a good sign. There are so many people considering making Marina Del Rey as their home, hence this is a fantastic direction the market is heading. Not surprisingly when inventory increases so do the sales statistics. Now as far as I am concerned the next graph is the tell tale as to how fast the market is. It is an indication of is it a seller's or a buyer's market? Or is it heading to a balanced market. Well with this introduction let's see the numbers. Well with these statistics, it is clear that Marina Del Rey, CA has a sellers market. Needless to say when you see that the Median Days on Market is 24 days, if you are a buyer you better be ready to buy and not flinch or ...

Having been a Realtor for over twenty-four plus years, I have learned early in my Real Estate career, that the most important challenge any Realtor faces is ‘Time Management and Proper Prioritization of their Tasks’. This business can be chaotic, especially if one does not know how to master the priorities of the business in an efficient manner. Keeping it in mind, this is a universal and a common thread of the real estate profession. It does not matter if you are a Beverly Hills Realtor or a Los Angeles Realtor the principles remain the same. As, Winston Churchill once said “…you create your own universe as you go along…”  I find that, this is such a spot-on observation and so true in Real Estate. I am a firm believer, that you need determination, as well as you must have the proper me...

The Marina Del Rey, CA Real Estate Market Trends are just amazing.... just look at these statistics: How would you like to represent buyers of Marina Del Rey, CA condominiums? Clearly the answer you are in for a long and hard search....The good news is that the inventory is starting to increast:Needless to say that is still not enough inventory to have to satisfy all the buyers. Hence Sellers are smiling:)If you had any doubts about the market i.e.: is it a seller's or buyer's market, well please check out these statistics and you will get your answer instantly: As the average sales price increases and the days on market decrease that is clearly a Sellers Market. Do not let anyone else tell you otherwise.I remember when it was a ballanced market there were about 200 condominiums on t...

If it looks too easy think again: going back and correcting mistakes in blog posts written nine years ago is not as easy as it looks. It takes time and effort!Just as a background when I joined Active Rain, I had no idea what I was doing. I could compare how I learned to blog to the way most people have learned how to swim 50+ years ago, i.e.:   using the old sink or swim method. The non-swimmers were thrown into the fast-moving river and their teachers hoped that they learned to swim and not drown. Lucky for me I did learn how to swim that way and I am still here to write about it.At the same time when I joined Active Rain in 2008 it was a very similar experience. Here I am 2421 one blog posts under my belt, I managed to learn how to write. Well let me qualify it and just say, better th...

This post was inspired by a call I received from one of my friends, she said did you see the news Marina Del Rey Condominium market has been tanking from a price perspective. My first reaction was anger about the news.... then annoyance of the media putting out information that seemed contrary to what I have been experiencing. Now with that said it was time to do some  quick research. Well here are the results you tell me how the market is in Marina Del Rey, CA!!! OK the Median Sales price is increasing at a modest rate year over year. THIS does not seem so bad?Clearly the number of sales have inceased year over year. Again I fail to see where there is a problemOK inventory is not the best but compared to last year it is pretty good if you asked me. So why the Doom & Gloom? Is the Media ...
