Let me give you a scenario where a homeowner owes the following on the property. First Mortgage is owed $200,000. Second Mortgage is owed $40,000. There is a HELOC (Home Equity Line of Credit) that is owed $100,000. (The home increased in value to $400,000 and a lender agreed to grant the loan.) So a total of $340,000 is owed on the property. There is a short sale currently for sale in Manteca CA that my buyer really really really (did i say really?) wants.  The issue is that the current realtor said, it is going to foreclosure & will be going back to the bank.  Now What?  see the questions in italics from my buyer below: Do you think we will get it cheaper from the Bank? It's hard to say.  I would love to say yes, but I just don't know. Okay thats better than NO. How long do you think it will take for the bank to be ready? So we can put an offer in. More or less. Why am I surprised at EXCELLENT Customer Service?   Every once in a while people surprise me, today was one of those days. I took my daughter to see Diary of a Whimpy Kid at the AMC Theater in Manteca.  We get to the theater, I go to the self service tickets, process the payment and the tickets print out BLANK!  Not a thing printed on the ticket. hmmmm I speak to the manager standing there, he tries to fix machine, walks over and tells the ticket taker to "Let them in, they don't need to wait while I fix the machine." Off we go, get all settled in our seats, the preview are a little strange for a kids movie, "Sabrina, Fast and Furious 5, Thor" hmmm. well my daughter is 14 so I don't think much of it.  The movie starts, there is silver door, a person banging from the inside, saying "Let...

Crush...the new frozen yogurt place in Manteca just opened March 2011 AMC movie theater, Bass Pro, Best Buy & JC Penney have a great addition to the Promenade Shops at Orchard Valley.  If you want a fun frozen yogurt creation after the movies or before you go shopping at Bass Pro, stop over at Crush Frozen Yogurt. Paul & I walked in there on a whim to check out the new business & get something yummy to snack on.  We were actually shopping at Best Buy.  This is one of those cool places that you have to weigh your frozen yogurt creation after you put the toppings on it.  You have the choice to go semi-healthy & select fresh fruit on your yogurt choice or you can go fun and go for the oreos, mini reeses peanut butter cups & m&m's.  They have quite a few syrup choices too (even Magic-Shell)...

Manteca CA Police has the neatest "crime mapping" tool  I was wondering around the web, which can always be dangerous & I find the coolest site... Manteca CA Police has a neatest "crime mapping" tool. This is a wonderful example of Manteca CA police getting the word out & keeping Manteca residents informed of police reports in their neighborhood.   I just played a little with the website & selected "auto burglary" for the previous week.  It came up with 10 last week & the green dots on the right represent the "reports".  I didn't dig deeper but once you go there & poke around, you will find out way more information. Does your city give you this type of report?  If not, wouldn't you want them to tell you?

  Bank of America Short Sale - Manteca, CA - Approved and SOLD SUCCESSFULLY 12 months, 4 buyers and countless hours Susan Goulding & Associates has successfully closed another Bank of America Short Sale. The seller did not qualify for HAFA, although that cost us a 6 week delay, while HAFA was processed, only to be declined. 3 buyers wanted the house, waited for approval, and when it came in, they changed their minds. 4th buyer, wanted the house, waited for the new approval, then the appraisal came in $500 LESS than the offer.  We waited for a new approval at the new price.   All that does not matter, now that the Manteca seller no longer owns this property.  The seller didn't have to pay anything to Bank of America on the first or the second mortgage.  Bank of America waived all deficie...

Well we are done with our doggie training classes.  (for the record, Noah is sitting on a stool behind Sugar) It was an 8 week course.  Our teacher Marion Shoopman told us that we were the last of the 8 week classes, they are being reduced to 6 weeks from here forward. Did Sugar learn to look? Yes.  She looks so easily now. Did Sugar learn to sit?  Yes.  She is a sweet little "sitter".  Just look at this adorable picture & how she just sat there while Noah put the graduation cap on her. Did Sugar learn to stay? Yes.  She can do about 45 seconds.  She was taught to do 60 seconds in the class but it is not so easy for her.  Teacher says she will get that in time, that we just need to keep working with her. Did Sugar learn to leave it? Yes.  Unbelieveably.  I had a real life (not in class)...

If you had asked me before class started 3 weeks ago, I would have told you that I was concerned our new puppy was DEAF.  My husband kept saying, "No she isn't.  You are just too nice." I learned that my squeaky voice doesn't cut it when it comes to speaking to my dog.  All she hears is, "i love you, you're so sweet, la la la la la, etc..."
