It sometimes amazes me just how fine a line it is between receiving multiple offers and having a home sit on the market.  As perception is such a big part of real estate, buyers often clamor to the newest listing.  I'm frequently asked how many offers we already have and are we going to wait a few days before responding to all of the offers.  Much of the time I'll have several agents tell me it's well priced and "perfect" for their clients and they'll likely be writing an offer...... .....and then nothing comes in.  In our hot real estate market in Manhattan Beach it can sometimes take less than 10 days for the perception on the same home to go from hot new listing, to why is it still on the market.  We often go from thinking there will be multiple offers over list price, to almost no r... 08/25/2016

After arriving in California from New York City, my fiance and I drove down to one of the local beaches to take a swim, stroll along the boardwalk and simply take in the amazing view of a California sunset. What did you do for New Year's Eve? This question often comes up in conversations. Well we went to Fishing with Dynamite New Year's Eve afternoon.As most of you who know me, we are not big fans of going out New Year’s Eve. We prefer going out for a late lunch early afternoon dinner. This way we always avoid the crazy partiers, the mediocre service and the overpriced mediocre evening activities.This year Diane wanted to go back to one of our new favorite Restaurants, that being Fishing with Dynamite in Manhattan Beach.  The Crafstman home may set a record for the entire South Bay if it sells for its current asking price of  $28.9 million. Sitting on a massive corner double lot on the Strand and 10th Street, this historic stunner was originally built in 1922, boasts sweeping views from Palos Verdes to Malibu and sits just south of the Manhattan Beach Pier.  You'd definitely need a maid for this nearly 6,000 square footer that has nine bedrooms and 8 baths! If this one sells even near its asking price, it will reach a peak never before achieved in the area. Our market indicators point to a minute cooling off of luxury home sales in Manhattan Beach as we reach the halfway point of 2015.  There's a slight increase in inventory and a dip in number of sales recorded on the local MLS.  Although the market is still firmly planted in seller territory when it comes to who the market favors, there are still several positive indicators for buyers especially if they are obtaining financing for their luxury home purchase.  Interest rates are still very good and as homes accumulate a growing number of days on market the playing field shared by buyer and sellers becomes more level.The tally for June 2015 sales of luxury homes priced over $3,000,000 in Manhattan Beach stands at 10 with 61 days on the market being the average.  There are currently 13 luxu... 07/15/2015
