While many of the ocean front homes that had sold in 2011 now find themselves as construction sites, the market seems to have cooled a bit with many of the same homes on The Strand still active on the MLS.  There are currently 7 ocean front properties currently for sale, not including the hotel condo offerings at The Beach House Hermosa, with the average days on market over 238 days.  This is a pretty astounding number given the activity level of the market in Manhattan Beach.  While other areas of Manhattan Beach have seen tremendous activity, the ultra luxury real estate market in Manhattan Beach has been slow since the fall of 2011, but much of that has more to do with the prices of the current homes. March was a good month for high-end luxury home sales in Manhattan Beach, CA.  Seven single family homes priced over $2,000,000 in this coastal city closed escrow.  The prices ranged from $2,300,000 for a walk street contemporary in the Sand Section of Manhattan Beach, to $10,500,000 for a home on The Strand built in 2008 in a prime location on this sought after stretch of ocean front beach property in the Sand Section.   An ocean view lot sold for $2,050,000 in the Hill Section of Manhattan Beach. Whether it is just a temporary blip in the market or the beginning of the long awaited turn around is yet to be determined but the market activity since the beginning of the year has been a dramatic change from the end of 2011. Manhattan Beach real estatehas always remained strong, from a pricing perspective, compared with most of California, but recently we've scene numerous sales with multiple offers, over askin price offers and very brief days on market. The chart above says everything....with a huge jump in pending home sales not seen in years. As of March 16th there are 86 pending home sales in Manhattan Beach which is truly an unbelievable number. Manhattan Beach was the only one of the beach cities to post luxury home sales during the month of February 2012. Redondo and Hermosa did not break the $2,000,000 barrier with any sale during the month.   Property One, located on a walk street and close to the water, sold for $3,000,000. The 3-bedroom, 3-bath 1,980 square ft. home claimed 3,605 square ft. of prime Manhattan Beach land. The property was on the market for 26 days and original list price was $3,399,000. The $1500 plus a sq. ft. sale price drives home the old adage: Location matters. Property Two, located in the Tree Section of Manhattan Beach, sold for $2,100,000. The 4-bedroom, 5-bath 3,893 sq. ft. home was built in 2000 on a 5,020 sq. ft. lot. The property was on the market 379 days and original list price was $2,299,00...

The LA Times reported on a research paper looking in to the long term changes that could occur to our local Los Angeles beaches from rising sea levels.  The paper concluded that sandy beaches may face increased erosion and that many smaller beaches may shrink to the point that tourists no longer use them. The overall economic impact was studied for loss of tourism dollars in a meter rise of sea level and the Times article ranked "winner/loser" areas over the 100 year timescale.  For the Southbay, Manhattan Beach was expected to gain tourist money at an $8 million gain, though it suggested Redondo Beach would drop in income by $10 million. Manhattan Beach-Beach Cities: 2012 Real Estate Market ..   Here's one big change coming in 2012 for many South Bay residents . . .       Did you know that in July 2008, our neighbors in Manhattan Beach passed an ordinance banning the distribution of plastic bags at the point-of-sale for all retail establishments in the City of  Manhattan Beach?  The City's plastic bag ordinance will begin implementation on January 14, 2012 with plans to have the ban in full effect, city wide, by July 2012.   We know that citizens in Manhattan Beach and surrounding cities have already made the personal decision to adopt the use of re-usable bags, and we support this effort!
