Parking Meters in Manhattan Beach, CA: Past, Present and Future! In fairness to disclosure, I am all for progress. Then again sometimes we get confronted with the past and we are pleasantly surprised that “old” is still good and it works.  No need to change it since it still works.  As you know I love to go to Manhattan Beach, CA all the time. I blog about this community and all the great things it has to offer to the visitors, locals and neighbors. This was a fun experience for me to discover as the past and the present are crossing paths and the future is nearby. Parking can be a challenge during the summer months, unless you know where the “available spots” are. As it turns out I do, FYI you need to park one street above Manhattan Ave if there are none available. The only thing you n...

Page's Bookstore in Manhattan Beach is in its third year! Hard to believe that Page’s Bookstore only opened its doors in February of 2010. It feels like they have been here forever.  Against all odds an independent bookstore opens as many were closing their doors, including the larger national chains were shrinking their stores all over the nation.   We were thrilled that not too far from us another bookstore opens instead of the usual news that one closes. Needless to say we immediately became supporters. Three passionate women against all odds decide to follow their passion. Since books are our passion it was a natural fit to support them. Every opportunity we have we stop in and buy a book or two. Fuels our passion and supports their store.   So if you are every in Manhattan Beach, p...

Manhattan Beach Creamery:  A great ice cream Emporium If you ever strolled on Manhattan Ave in Manhattan Beach, then I am sure you must have seen this great Ice Cream Emporium. Question is, have you been able to walk by it, without going in? My next question is once you went in, where you able to walk out without buying something? This place is full of nostalgia: Ice cream, frozen yoghurt, had dipped strawberries, bananas, pretzels, marshmallows and I could go on and on. Assorted candies, from M&M are to an assortment of Lollypops which will bring out the inner child in you. They have assorted deserts of all types. Just to name a few of their deserts: Carrot Cake, Chocolate Moose, Red Velvet Cake and many more. Their famous ice cream sandwiches must be mentioned by me. Rather than readi...

As it's not a holiday weekend, the current list of Manhattan Beach open houses is a great indicator that inventory is down in the beach community.  According to Manhattan Beach listing agent Keith Kyle with South Bay Brokers, "the market is experiencing very low levels of home inventory.  May of 2012 saw the highest number of Manhattan Beach home sales that we've seen in years and we are not seeing new listings to replace them".  This week offers about 50% of the usual number of open houses in the area.  The Manhattan Beach real estate market has really changed since the beginning of the year and seems to have become, at least temporarily, a sellers market. Below is this weeks open house list in Manhattan Beach and it's about half of what was available to see just weeks ago.   Days Hour...

The real estate market in Manhattan Beach has continued at a brisk pace and summer seems to be heating up even further. May of 2012 saw a whopping 51 closed escrows which is the highest number of home sales in Manhattan Beach in the past 5 years. Of the 51 homes 8 sold over the list price, with 9 selling at list price and a majority of the other home sales closing fairly close to the list price. The luxury home market remained strong with 18 of the May 2012 home sales priced over $1.80M. The median listing price in Manhattan Beach for May 2012 was $1,559,000 and the median sold home price was $1,417,500. The chart below shows the inventory clearly low while both pending and sold homes in Manhattan Beach are rising fairly dramatically. Below are the Manhattan Beach home sales for May of ...

While many of the ocean front homes that had sold in 2011 now find themselves as construction sites, the market seems to have cooled a bit with many of the same homes on The Strand still active on the MLS.  There are currently 7 ocean front properties currently for sale, not including the hotel condo offerings at The Beach House Hermosa, with the average days on market over 238 days.  This is a pretty astounding number given the activity level of the market in Manhattan Beach.  While other areas of Manhattan Beach have seen tremendous activity, the ultra luxury real estate market in Manhattan Beach has been slow since the fall of 2011, but much of that has more to do with the prices of the current homes. Of the ocean front homes for sale on The Strand, all but one are in Manhattan Beach...

It is 2012 and real estate values are significant enough to affect the net worth of many homeowners. Making sure your home is marketed effectively to maximize your bottom line is most likely very important to you. March was a good month for high-end luxury home sales in Manhattan Beach, CA.  Seven single family homes priced over $2,000,000 in this coastal city closed escrow.  The prices ranged from $2,300,000 for a walk street contemporary in the Sand Section of Manhattan Beach, to $10,500,000 for a home on The Strand built in 2008 in a prime location on this sought after stretch of ocean front beach property in the Sand Section.   An ocean view lot sold for $2,050,000 in the Hill Section of Manhattan Beach. One condo (on The Strand) and one townhouse also sold over $2,000,000.   Insider Tip:  If you're searching for a contemporary style home Manhattan Beach is a good place to concentrate your home search.  Six of the ten luxury sales in Manhattan Beach last month were contemporary in design and...

Whether it is just a temporary blip in the market or the beginning of the long awaited turn around is yet to be determined but the market activity since the beginning of the year has been a dramatic change from the end of 2011. Manhattan Beach real estatehas always remained strong, from a pricing perspective, compared with most of California, but recently we've scene numerous sales with multiple offers, over askin price offers and very brief days on market. The chart above says everything....with a huge jump in pending home sales not seen in years. As of March 16th there are 86 pending home sales in Manhattan Beach which is truly an unbelievable number. With median home prices around 1.3M, there are few lower priced options in the area and homes sales have remained strong in the luxury ...

Manhattan Beach was the only one of the beach cities to post luxury home sales during the month of February 2012. Redondo and Hermosa did not break the $2,000,000 barrier with any sale during the month.   Property One, located on a walk street and close to the water, sold for $3,000,000. The 3-bedroom, 3-bath 1,980 square ft. home claimed 3,605 square ft. of prime Manhattan Beach land. The property was on the market for 26 days and original list price was $3,399,000. The $1500 plus a sq. ft. sale price drives home the old adage: Location matters. Property Two, located in the Tree Section of Manhattan Beach, sold for $2,100,000. The 4-bedroom, 5-bath 3,893 sq. ft. home was built in 2000 on a 5,020 sq. ft. lot. The property was on the market 379 days and original list price was $2,299,00...
