The Malibu Single Family  Market Report for  November 2016...Most people have been reading various and conflicting headlines how the Real Estate Market is. I was looking for information how the Malibu Single Family market has fared. As you can see the media has been touting that the market has cooled.( As you know I just did a report about the Marina Del Rey Condo Report and that is just fine) So let's look at the facts and not what the media projects":))) As you can see the Median Sales Price has not slowed since 2014 rather increased by almost 35%. Check it out!There is a small trend of increase in inventory, needless to say in the big picture it is very similar to what it has been for the past three years. Sales have decreased, now we need to check into this a little more. The Malibu, CA 90265 Single Family Real Estate market is sending mixed signals. Let's look at the Median Days on Market statistics:  This is a massive change as you can see in the Median numbers. Now let's look at the Average Days on Market: These numbers would not be a clear indicator but inconjunction with the Inventory for one is very providing mixed messages: Customarily when inventory drops usually Days on  Market shortens as well, interestingly that is not the case here. In spite of this the Median Sales Prices has increased. Malibu and Pepperdine University remember September 11, 2001Since September 11, 2001 every year Pepperdine University has been commemorating the victims of this horrific event. The flags represent those who were killed and what nationality they were. Yes indeed the majority of the victims were Americans. As you look at this sea of flags you will notice Brazilian, Israeli, French to name a few. It is always interesting to see when clients compare different areas. Recently I have been asked by a client to compare the statistics of Beverly Hills vs. the Pacific Palisades numbers. I tried to suggest that the Malibu community would be also a nice place to live if the Palisades does not have the right type of home.Needless to say this client wanted facts.   In my  recent experience I have noticed that buyers who are looking for homes in Beverly Hills also ask about the Malibu, CA real estate market. This is very easy to understand since most people who are buying into the 90210 zip code can buy anywhere, so they are also interested in Malibu,  CA because of the Pacific Ocean being their back yard is a nice thing to have.Keeping in mind the greater Los Angeles has more Billionaire than most people realize, so Malibu, Beverly Hills, Brentwood, Pacific Palisades the homes are just out of reach for most people. Malibu, CA the coveted zip code of 90265 conjures up the super affluent. The playground of the Rich and Famous and sometimes the infamous. As you know, I'm a member of Malibu Search and Rescue.  Today at 1430 we were paged out for a vehicle over the side on Decker Canyon in the beautiful city of Malibu.  When I arrived there were two sections of vehicles to check.  The first section had SIX vehicles and the second section had three.  All had been down there for some time and there were no victims.  A very good call were I got to use some tools I hadn't used before, an array of rollers to act as edge protection and to help with rope guidance.  Below are some pictures, all taken with my new #Nexus6P phone on the Google #ProjectFi network, which was dubbed the "Awesome Phone" by one of the patrol Deputies we worked with because it got reception in a zone where most carriers don't!Two of our team one looking over the side at o...

Malibu, CA October 2015 Market OverviewIn Malibu there were 13 single family home sales in October 2015, down from 15 in October 2014 and a 19% decrease from the 16 sales closed last month. The average list price for single family home sales in October 2015 was $2,611,692 compared to $3,418,800 for October 2014, representing a 24% decrease. For the three-month period from August to October 2015, the average list price was 33% lower than the same period of the prior year. Average sales price for October 2015 was $2,463,242, compared to that of August through October 2015, which was $2,537,632. These results indicate that the sale price is trending down. Malibu Beach October 2015 Market OverviewIn Malibu Beach there were 6 single family home sales in October 2015, up from 2 in October 2014 and a 50% increase from the 4 sales closed last month. The average list price for single family home sales in October 2015 was $5,090,667 compared to $15,845,000 for October 2014, representing a 68% decrease. For the three-month period from August to October 2015, the average list price was 24% lower than the same period of the prior year.
