The Westwood Los Angeles real estate market is a mixed bag.The median sold prices in all categories except condos over $2M remain steady but in the latter category, the median is down.  However with only two sales in the past two months, that is not a reliable statistic. Days on the market are pretty much unchanged The median price remains steady and sales to list price percentage is also pretty stable.  The luxury market continues to be overpriced reflected by a low of 90% for the last two sales of condos over $2M All categories are a strong buyers' market except for single family homes under $2 million, with the condos over $2 million category showing a whopping 52.5 month inventory.  There is going to have to be some hefty price changes to sell the 35 sitting on the market, the overw...

Recent July '10 statistics show that foreclosures have risen across the board.  On a micro level, I can vouch for this statistic - I had a listing that had gotten approved by both lienholders TWICE, even had another offer in before the foreclosure date and the investors STILL decided to foreclose.  The 1st lienholder's short sale negotiator even said that it was strange that the investors holding the note decided to foreclose as in other recent short sales he had processed, the investors chose to delay the foreclosure date.  Either way, my seller was heartbroken. Another buyer client of mine was interested in purchasing a condo/loft Downtown and the property had not been on the market for too long.  He was still waiting to get some money from his HELOC as his down payment when the lienh...

Playa Vista, CA Condominium Market Report for August 2010 Well here we are September is upon us and we need to look at how the Real Estate Market activity was for August in Playa Vista. The other two micro markets that I watch the numbers spiked dramatically upward, hence I was very surprised when I saw the numbers here. The Active Condominium listings dropped from the previous month's 43 to 38. This is a surprise since the past four months the inventory has been creeping upwards. The pending and accepting backup offers had a huge increase compared to the previous month. July had a combined totally of 9 listing in pending and backup offer status.  August had a phenomenal increase of 12 accepting backup offers and 10 solid pending with contingencies removed. I'm thinking about switching cell phone carriers: Any suggestions / warnings? I've been with Verizon for quite a while now.  The advantage is that they have great signal strength. But other than that it seems that if I bat an eyelash, there's a fee for that. And I don't really dig how no matter what kind of change to your plan you want to do, they lock you into another 2 year contract. I've heard some good things about Metro PCS.  Is anyone using them?  They seem really affordable and I don't believe they make you sign a contract.  Not sure about their signal strength, though. I just cancelled my broadband card with Verizon because I'm not using it that much anymore because there seems to be free WiFi just about everywhere.  But that cancellation cost me $120.00!!!
