Built in the early 1900's, the small zoo quickly became the buzz of the community.  Home to bears, monkeys, tigers, exotic birds, and lions, roars, growls, and moans could be heard throughout the canyons nightly.  The Clifton family resided on the property as Mr. Clifton was the zookeeper who was on the grounds at all times.   Shortly, after the zoo opened the animals started to exhibit behavior changes.  Unexplained events of violence started hitting the papers where patrons were being killed and animals were going missing.  The community was in a state of panic and rumors of demons and what this location had once been began to spread.  An area resident claimed that the zoo had been built on unholy land that at one time had been the site of cult sacrifice.  So the community built the ...

Primarily and East Coast tradition, hayrides are the bellweather for SCARE!!! Be ready to be scared to death at this year's Los Angeles Haunted Hayride. The venue is Griffith Park, site of a zoo 100 years ago.  The story goes that shortly after the zoo opened in the early 1900s, the animals began to behave strangely.  Stories circulated that visitors were being killed and animals were going missing.  It was rumored that the soo was built on the site where cult sacrifices were practiced. The community built a church at the entrance to the zoo and one day when they were all crowded in, the doors locked and the church was engulfed by flames.  Many perished. Fact or fiction? As you ride around the grounds in a tractor driven hay-filled wagon be prepared to meet the ghosts of those who died....

Halloween is drawing near and the West Hollywood Halloween Parade is a must see for those of you who have never been. This will be the 23rd annual West Hollywood Halloween Parade and it is expected to draw half a million people to the venue which stretches from La Cienega on the east to Doheny on the West. The Parade is said to be the largest of its kind in the world and this year is complemented by the Rocky Horror Picture Show's 35th anniversary celebration.  There will be an actual parade starting at La Cienega at 7:00 p.m. and featuring the cast of the show which will perform excerpts throughout the evening. Although termed a Parade, the West Hollywood Halloween Parade is an informal walking back and forth of people in costume and gawkers, "parading" back and forth throughout the ev...

If you've ever visited Larchmont Village on a Sunday and enjoyed the Farmer's Market, then you're absolutely going to love the Larchmont Village Family Fair. It goes from 12noon to 5pm and promises to be our best yet.  The goal of the fair has always been two-fold, to provide a community-based fair for families as well as an opportunity for non-profits to raise money for their individual organizations.  It's free and all proceeds go to non-profits, so there's no excuse not to come and enjoy. Every year, Larchmont Boulevard becomes transformed into a fairground with food booths, a petting zoo, moon bounce and other kids activities plus this year, a talent/costume contest. The event attracts more than 6,000 people a year and the weekly Farmers Market will also be open.

Hancock Park Real Estate Open House Don't forget to click the pictures or the address for full details and more pictures!!   622 Lillian Way is an interesting house to say the least.  I believe it's had some work done on it prior to sale and I'm not quite sure that they pulled it off.  The bones are here, but the details are not.  Small things irritated me such as the difference in floor materials from one room to the next and the upstairs master bathroom and its odd arrangement with the vanities - one custom fitted unit would look so much better.  But the overall space is attractive and the location is a very popular one.  Outside you have a pool, so desirable on those hot days and a carriage house with loft and half bath...very useful!  I think a buyer could come in, make a few tweaks...

I've been in the 203k loan consulting business now since 1994 and I love the program. I've always believed that a home really isn't YOUR home until you can put your trademarks on it. I'm talking about new paint, carpeting or other floor coverings, etc. This program lets you do just that.  The Streamlined "k" is for smaller, less complicated repairs, but can include a roof, updated kitchen and bathrooms, as long as those repairs total less than $34,200 ($35,000 less costs and fees), and this loan doesn't REQUIRE a consultant. That doesn't mean you can't use a 203k consultant and if you think this through it makes good sense to use a consultant.  Why? Simple because we are able to tell you right then and there if this is truly a Streamlined "k". there are many lenders out there that only ...

Hancock Park Real Estate Open House Don't forget to click the pictures or the address for full details and more pictures!! The first house I saw was FANTASTIC...but then it should be for a price north of $8 million.  But wait, you get a Rolls Royce Phantom limousine with it, so it's almost a bargain!!  You'll find this gorgous gem at 600 S Muirfield. - it truly is perfection and the owner's gorgeous furnishings and tasteful eye complete the picture.  Space wise you have seven bedrooms and seven bathrooms in over 8,000 sq/ft of space.  The tropical oasis outdoors boasts a huge pool complete with a cabana featuring a 20ft long hotel bar.  Don't always want those pesky visitors staying under the same roof...no problem, just banish them to the separate guest house and they'll probably thank...

I just received my third call this week from clients who are new to The City of Angels.  They all asked the same question: "Where is the best place to eat in L.A.?"  That's a hard question to answer, as L.A. is an enormous city with every type of cuisine imaginable. Thus, for those  hungry Los Angelenos, or for those of you who are planning your next visit to our fair city, I decided to post a link to the premier restaurant guide. It breaks down the best restaurants by reviews, neighborhoods, cuisine type and cost. As they say at Vivoli (my favorite Italian restaurant), Mange!   http://www.losangelesrestaurants.com/top10.cfm

No doubt you've heard the news recently that a number of major banks have volunteered to temporarily suspend foreclosures in 23 states and Bank of America is temporarily suspending foreclosures nationwide.  What does this mean for the short sale market?  Will this delay help short sales or contribute to the already increasing mentality of distressed borrowers to simply wait it out before reaching out to their servicer or a real estate agent for help? While this situation is changing daily, I want to tell you what we currently know to answer any questions you may have. (sourced from N.A.R. - Realtor.org) In late September and early October some lenders and servicers began voluntarily halting foreclosures in select states while they reviewed their foreclosure processes.  The lenders and s...
