I have a  friend who holds a Real Estate license that has reached the point that she needs to sell her home.  She is struggling finacially on social security and beginning to have a number of health issues.  This week I spent the afternoon and evening at her home going through boxes, cleaning the garage, filling recycle and trash cantainers.  Helped her with some of the staging of the house.  There is still more to be done and I will head back there to help her again before she puts her for sale sign up.

HOMEBUYER PROTOCOL AND GUIDELINES:  Can two walk together unless they be agreed? --Amos 3:3 When teaming up with buyers, you are in a three-legged race!  There must be teamwork and cooperation of all parties involved to make it to the finish line (closing) without a detrimental tumble or fall.   Years ago when I was a new agent, I had submitted an offer and for whatever reason, the listing agent seemed to have the inside information on my buyers.  He knew how much my buyers were qualified for, how soon they were looking to move and why they were looking to buy in that particular area.  He knew the Who, What, When, Where and How of my buyers.  How could this be?  I questioned my buyers as to whether or not they knew the agent personally.  They were certain they didn't recognize the name....

Playa Vista Condominium Market Report for October 2010. I had to go back and look at September's numbers, then I had to double check see if I did the search parameters right. I had a difficult time accepting the numbers. They were totally amazing, almost identical numbers for the month of October 2010 as for September 2010. There were 35 Active Condominiums on the Market compared to 33 the previous month. There were a total of 22 Pending Listings consisting of 11 Accepting Back Up Offers and 2 on Hold (Short Sales) and 9 Pending   compared to the previous month's 22 Pending. There were 8 Sold Condominiums for the month; yes you guessed it there were 8 Sold the month before as well. The way I see it the buyers were cautious, but steady.       What a great piece of history we have, right in our own backyard! The Santa Fe Freight Depot was built in 1907 and designed by Harrison Albright. Mr. Albright was a pioneer in the use of reinforced concrete. The Freight Depot is located in the industrial area to the East of Downtown Los Angeles. The Santa Fe Freight Depot was built to replace an existing freight center that burned down. This amazing reinforced concrete building became a local landmark! The $150 Million Spelling Mansion - The Most Expensive Listing on The CLAW MLS In August 2008 there was great interest and excitement when Candy Spelling purchased a $40 Million condo in Century City and not-so-quietly pocket-listed her Holmby Hills Mansion for $150 Million. The heir to the Aaron Spelling media fortune was "down-sizing" from a 56,000 sq ft mansion to a 16,000 sq ft condo in the sky. Last month the property was officially listed on The MLS, and is currently the most expensive listing available. Love him or hate him, Jon Stewart is a genius. Jane Cross and I were going to go to D.C. to the Rally to Restore Sanity.  It didn't work out.Los Angeles was one of the cities to hold a satellite event.  I wasn't sure I could get near enough to find parking.  There was plenty, so I popped in for half an hour.There was not a huge crowd, but it was diverse, and the mood was certainly elevated.  I am sure we could have done without the guy running by dressed as a marijuana leaf.

The Combined LA/Westside Multiple Listing Service has published a chart that I think is worth noting. The graph, which compares figures from August 2008 to August 2010, indicates that the number of Accepted Offers has increased while the number of Active Listings has decreased. This points to an improvement in market conditions (from a Seller's perspective).

  Los Angeles, California has such a rich history as well as its unique historical buildings. You literally find yourself become so absorbed and fascinated, that you forget what era you are in. The Los Angeles Civic Center and City Hall in Los Angeles is no exception! The Los Angeles Civic Center and City Hall was completed in 1928. This incredible building was designed by John Parkinson and Albert C. Martin. The city hall was the tallest building in Los Angeles until 1964. Renovations took place for this historical building in 1998-2001, due to the 1994 Northridge earthquake. There are so many unique historical buildings in Los Angeles, California. One that really catches the eye is the Old Plaza Firehouse. The Old Plaza Firehouse was built in 1884 and is the oldest firehouse in Los Angeles. The firehouse was used as a firehouse until 1897. After that, it was used as a saloon, pool room and a cigar store. The old firehouse had been used plenty for all kinds of different uses! In the 1950’s the Old Plaza Firehouse was completely restored. This unique historical landmark was turned into a firefighting museum in 1960, which is still a museum even today.
