Diane and I have been going to the Festival of Books for the past 24+ years. If memory serves me correctly, we only missed the first two... Now with that said this year we did not get a new coffee mug. Usually, we get one every year commemorating our visit to the Festival of Books. This year was a total disappointment.The marketing was too vague and too discouraging. In the old days if you wanted to see an author you did not have to pay to enter. This year the message was mistakenly focused on, that you cannot get to see a panel or an author unless you pay for a ticket. Really??? False messaging.                       A Building Ordinance is currently making its way through the city with little-to-no public outreach that is going to have a devastating effect on the housing market and our local economy. It's known as the "Wildlife Ordinance" and while it includes some decent protections and safety measures, it also deceptively reduces most properties' buildable square footage by nearly 50% or more of what is currently allowable, and it will eliminate the ability to build basements entirely. This recipe was inspired by Debe Maxwell, CRS  thank you for the inspiration. My friend you know me well I would have to do some modifications. So, with that said. I took your recipe and added more spinach and could not resist but add some wild mushrooms to it as well.Anyway, check out the photos and let me know what you think I put a link to your recipe too.  Yes all the other ingredients were the same. The difference was I cut the chicken breast in half and put one on the bottom and then the stuffing on top and then added the other chicken breast cut in half on top and the leftover stuffing I put on the top of the chicken and backed it for 35 minutes or so at 400 degrees. Anyway, check out Debe Maxwell, CRS  recipe and compare the modifications... bon appetite.    https://activerain.c...

Have you heard of the book "Holigent Solution" by A. Nicholas Frank? I have not either. It is an amazing book. Many years ago, I received an Active Rain referral to sell a duplex here in Los Angeles. I was thrilled to have the opportunity, FYI the sellers were three siblings living in three different states. I just finished showing the vacant duplex and an older couple pulled up as I was locking up the property. The driver asked if they could go look at it. Needless to say, I said sure. It turned out they ended up buying the duplex as an investment property.Three days before we closed, he and his wife did a final walkthrough, and everything was fine.
