Even with the media saying that real estate is having issues, there are still some wonderful new developments that are being offered in Long Beach.  Downtown has had the highest amount of concentrated development than any other area within the city.  Downtown Long Beach has an estimated 5,224 residential units coming in through plans that stretch to 2010.  I encourage you to visit the Downtown Long Beach Business Association and check out their development map. With that being said, some of the newest developments are either taking orders for condos, lofts, and townhomes or soon will be.  When you are searching for a new home in Long Beach, you want to make sure to put these on your list. These are some of the most popular:133 Promenade - SOHO inspired Lofts on a great street close to Oc...

One of the great features of Long Beach is Belmont Shore. There are so many things that can be done in Belmont Shore that the list seems endless. For those who aren't familiar with the area I thought I would let everyone know about Marine Stadium.Marine Stadium is an area of Long Beach that is maintained by the Long Beach Parks and Recreation.  It is located on Appian Way between 2nd Street and Colorado.  This is truly a fun place to be on the weekends as it provides premiere water skiing facilities.  There may be many people enjoying Marine Stadium, but there is ample parking, room for picnics and it is just $8 if you want to launch your boat into the water.  Marine Stadium has hosted the 1993 Olympic Rowing Competition and the 1968 Olympic rowing trials.  Events like this have enabled...

The Los Angeles Times today printed an interesting piece on real estate blogs. In it Brad Inman (Inman News) was quoted as saying, "some of the best reporting this year has been from the blogs."I guess that's kudos for all of us here. My favorite quote in the article was from a reader of the Housing Bubble Casualty Blog who said, "you were one of the influences that saved me from buying in Los Angeles". It made me wonder where that person is renting now.According to Adam Rappoport, San Deigo Broker, "bloggers see the same statistics we all see, but they interpret them differently."Read the article for yourself here, and let me hear your view. Personally, and this has been said many times before; Real estate is an ever changing business with ups and downs like all others. Its also a very...

You know it is interesting that with all the doom and gloom surrounding the lending industry and the stock market and everything else that we tend not to look at the positives that are occuring in our very own market. I thought it would be great if we had some reasons why Long Beach real estate will be just fine in 2007. So here is our top 5 reasons why things will be ok!Top 5 reasons in Reverse OrderThere are currently only 1,450 residential properties on the market! With over 200 sales a month this means we have just over 7 months supply of properties on the market. 6 months or under is a sellers market so I think we are doing just fine! The median home value in Long Beach is below the Los Angeles average of $525,000. Below the average is a good thing in this case because it means tha...

We thought that it would be a good idea to post the vital statistics of the housing and condo market that happens every month. This way everyone can see what is happening and we can all discuss what is good, bad, or indifferent for the Long Beach, CA market. For this blog article we have not broken up the difference between homes and condos. We will be doing that in the future though so stay posted. The statistics only include residential housing so no multi-family properties are included in the statistics. There may be a possibility that a duplex is included in the statistics if it was listed under the heading of residential properties. All of these statistics came from the MLS(Multiple Listing Service). We did do the searching so it is as accurate as possible. All information is based o...

Los Angeles County - The median sales price for single family homes rose 6.5% since January last year. Even with a 12.9% drop in sales, prices have remained strong and continued to climb. Homes may sit a little longer on the market, but, there is no longer a rush on housing. The market is correcting itself (as any free-market should) after a steady climb for the past couple of years. Although, many realtors and professional real estate players are calling this market a "buyer's market", many buyers disagree. According to the Los Angeles Times today, Mr. Brandon Brennan has been trying to purchase a home by making [buyer's market] offers only to be rebuffed by seller's who can't even be bothered to counter-offer.Home-sellers know that offers will come in and someone will come along with a...

Ok, here we go in Part II of our analysis of the Long Beach market. This again is taken from the article in the Long Beach Press Telegram. You can find the full article at http://www.presstelegram.com/outlook/ci_5290043.Please see the Part I post for more information on where things left off. This time we will focus on the remaining experts that the press telegram has interview for this piece. The next expert that they cover is Tammy Newland who is the owner of Los Alamitos Keller Williams. Full disclosure, James and I are both agents for Keller Williams Realty. We are not part of Tammy's office. Now this won't stop me from my opinion on Tammy's outlook but I want everyone to know.I believe that Tammy actually gives a far better picture of what is going on in the market. We are in fact b...
