Baby $BOOM$ or BUST?      What will 77 plus million BB's do with all their two-story homes and large estates when they no longer wish to negotiate staircases or large property maintenance responsibilities?       Could we ”BABY BOOMERS” be the next housing $BOOM$?  Or housing BUST?  Demographers & prognosticators are having lots of fun with this one.   Many think BB'S will drag & drain the economy to its knees with all of our  ENTITLEMENTS. OR That we haven't saved and prepared enough for our retirement. Or that our mounting HEALTH CARE COSTS could bankrupt our economy leaving future generations with very little in the way of inheritance and an over abundance of financial burden.    But what with $$6.2 TRILLION DOLLARS$$ to spend before they pass their financial  wand onto Uncle Sam and ...

The Real Truth About The 3.8% Obama Care Real Estate Tax?   I recently read a post where several commenters offered a varied array of opinions regarding, The Real Truth About The 3.8% Obama Care Real Estate Tax.  So I thought I'd do a little research just to set the record straight. Or at least as straight as I can see it from my perspective.   I'm by no means an authority on Obamacare or Taxes. So I highly recommend that you seek advice from your own accountant for a more comprehensive overview of this new tax.   The real truth is that only a very small percentage of home sellers will actually have to pay that 3.8% tax. Only individuals earning over $200,000 a year or $250,000 for married couples filing jointly are subject to this tax. Additionally,  the tax won’t apply for the first $...

It takes very SPECIAL FOLKS to work with very SPECIAL CHILDREN.   Every so often certain people do things that just tug at your heartstrings. This is one of those very special stories.   Shane Lovell has dedicated his life to special education for 15 years with children who have been dealing with myriad special needs and handicaps ranging from autism to Down Syndrome.   He’s the type of guy, who with his special and natural touch, patience empathy and love for these wonderful souls, has put his heart and soul into developing special ways of helping these children help themselves. But above all he has shown them how they can do things that make them gain self reliance, self confidence, self respect but most importantly feel good about themselves.     He, his lovely wife, Janeene and thei...

5 Affordable tips that could help you sell your home quick and for top dollar in Leucadia, CA!   I have been fortunate to work with investor groups who have completed dozens and dozens of successful remodels over the last few years. Many of these remodels cost hundreds of thousands of dollars in many cases.  While being involved with these, I have noticed some trends.  Many of the things future home buyers point out when looking at these remodels that they like the most, actually aren’t that expensive and give the home some major POP and a WOW factor when selling.   I have listed 5 items that cost roughly $5,000 if you did all 5 that would spruce up and give your home the true WOW that could help sell your home quick, get you top dollar, and in many cases double the $5,000 investment or...

Leucadia homes for sale - Homes for sale in Leucadia Leucadia is a quiet surfing town with an eclectic mix of artists, surfers, families and everyday folks who are seeking an increasingly rare, relaxed lifestyle in a place that reminds many of California’s beach towns immortalized in early Beach Boys’ tunes.   Leucadia is part of Encinitas, quietly nestled in San Diego County along Encinitas’ north coast, just south of Carlsbad. Leucadia is so laid-back, very few streets have curbs or sidewalks, and the tree lined streets can quickly turn into unpaved roads that lead to the private Leucadia homes that hug the bluffs.   Leucadia is just off the famed Pacific Coast Highway 101, where its 100-year-old shopping district is made up of small boutiques, casual restaurants, quirky stores and su...

Why should you use Private search engines instead of Google? Might we all be feeding right into the hands of "BIG BROTHER"? I'm growing more dubious about Google and other public search engines everyday. I've been hearing a lot of things about their privacy policies that arouse concern. The links below are but two examples of many I've been reading and hearing about recently.  http://dangerousprototypes.com/2012/01/25/google-tracking-expands-threatens-privacy/ http://www.wsws.org/en/articles/2006/02/goog-f14.html I recently watched an interview on TV suggesting that people who use the Internet start using private search engines that don't store or track any of your personal information, habits, buying trends, etc. The link below expands on that. http://www.givememind.com/private-search-...

Baby Boomers. The Sandwich Generation........Rent vs Buy?   What does your crystal ball think the future holds in store for the 10 thousand "Boomers" who are turning 65 years old everyday for the next 20 years or so? What will these 75 to 80 million folks be doing for HOUSING? Anyone care to take a guess? Will it be something as simple as installing an Accessory Dwelling Unit (ADU) aka “Granny Flat”, “Casita”, “Backyard Cottage”, etc. on their existing property and renting out their primary residence? Or, will they have their children move back into their primary residence to take care of them in their  "Elderly Cottage" on their own property?   Or, will it be selling their home and purchasing a condo or townhome in a senior community, downsizing into a smaller and more managable home o...

I am LM’d out.   HAVE YOU HAD ENOUGH LOAN MODIFICATION?  Well, I don’t know about you but I am LM’d out.I have never spent so much time researching and writing about a subject about which I have absolutely no interest.  I’m sure by now we’re all Loan Modification "experts" anyway so alas and thank the heavens here’s my third and final Loan Modification post.
