Last spring on May 22nd 2013 there were 103 detached homes on the market in Laguna Niguel and 110 detached home on the market in Dana Point. Man Up     I'm not sure what else to title this post! Why are people so afraid to talk about the truth of a situation? As a Laguna Beach Real Estate Broker, I see it all the time. There are agents who hound me day and night when they want an offer accepted or written, then disappear in the middle of the transaction when we have a road block. Do they think it's going to just go away? They do not know how or when to speak the truth to power, in this case that's their clients.  Once we have an opened escrow we know one thing for sure....both the buyer and the seller want to conclude the transaction. The Pulse of the Housing Market in Orange County - Update - Ask a Realtor In August 2013 I posted about what I thought the local OC real estate market was really like in response to a newspaper article. Newspaper writers follow important statistical releases from NAR and Case-Shiller home price index. The problem is two fold for the news writers. First the reports that they look at are usually 45 to 60 days old. Secondly they like to point out "year over year" statistics. Orange County CA Real Estate Market Update:  “My crystal ball is cloudy”.  It has been cloudy since the crash of 2007 or maybe even since the craziness that started in the hot market of 2006. Right this minute sales in my local SoCal real estate market seem quieter than they should. I was wondering if it was my imagination or if it is really true.   After reviewing the charts on the OC Housing Market provided by Steven Thomas, I see that my gut feeling is right.  Inventory is up year over year about 40% (but still low) and sales are down about 20% year over year.
